Controlled or Illegal Substances. The possession or use of controlled or illegal substances on apartment property (in an apartment, on the grounds, in the parking area) is specifically prohibited. The landlord has a no tolerance policy as outlined in the lease agreement. Violation of this policy, without regards to an arrest or conviction, is grounds for immediate lease termination. The landlord will not afford the tenant an opportunity to “cure” this lease violation. This constitutes a “one strike and you are out” policy.

  • ILLEGAL SUBSTANCES RESIDENT covenants that RESIDENT and any persons in their household and/or on the PREMISES with their consent shall not obtain, possess, use, administer, dispense, cultivate, or distribute any illegal drug, controlled substance or marijuana on or in the PREMISES. RESIDENT further agrees that this LEASE and RESIDENT’S right to occupy said PREMISES will be terminated if it becomes known to MANAGEMENT that RESIDENT has failed to comply with this paragraph. RI

  • Controlled Substances Has current controlled substances registrations issued by the State of Colorado and the U.S. Drug Enforcement Administration, which registrations have not been surrendered, suspended, revoked or restricted in any manner;
