Dedicated Office premises for AI. The General Sales agent agrees to provide at his cost, minimum 250sq. ft. dedicated office space. This office space would include office space for Air India employees and the location, interiors and facilities shall be befitting the status of Airline of repute. The offices would be fully furnished and equipped with Stationery, telephones, Fax, PCs, Internet and other communication facilities as may be required by Airline and of a standard satisfactory to Airlines. These offices would be clearly identifiable as Air India office by Sign - Board, Neon-signs, window displays, flyers, with Air India information, Backdrops of work areas with Air India advertisements or information, etc. The offices would have sufficient space for Airline’s officials and dedicated staff to handle Airline’s current operations and any likely increase in operations in future. Based on the scale of operations, the General Sales Agent shall provide the dedicated Staff, Supervisors and Managers to handle the expected work load including, but not limited to Bookings, Air waybill issuance, Sales/Promotion, Administration, and Supervision Accounting as advised to the General Sales agent by the Airlines. The deployment of the General Sales Agents staff would be as desired by the Airlines and in consultation with the Airline’s Local Managers. All painting expenses of the property owned by the General Sales Agent will be borne by the General Sales Agent. The General Sales Agent agrees to provide all assistance for arranging Custom clearance of Air India stationery, Publicity material, CVDs and other material sent by Air India. The cost of such arrangement and clearance shall be borne by the General Sales Agent. All Airport Cargo Office related expenses would be borne by the General Sales Agent on behalf of the Airlines. The GSA agree to provide trucking services from the online point to various offline areas in the territory of appointment and advise the arrangement to Air India. This would be applicable only on acceptance & confirmation by Air India . In case of export consignment, the trucking charges would be settled on cut & pay basis and in case of import consignment, billing with supporting documents to be settled within 30 days of submission of invoice by GSA. The trucking arrangement and its supervision, risk & responsibility would be that of the GSA and Air India would not be a party to any claim or litigation or deficiency of services for such arrangement.   • Janitorial Services or Building Maintenance Services If this Agreement is for janitorial or building maintenance services, this section is applicable. If this Agreement requires Contractor to perform Services at a new site, Contractor shall retain for sixty (60) days all employees currently employed at that site by any previous contractor that performed the same services at the site. Contractor shall provide upon request information sufficient to identify employees providing janitorial or building maintenance services at each site and to make the necessary notifications required under Labor Code section 1060 et seq.

By occupying any such premises after the expiration of such ninety (90)-day period, the Assuming Bank shall, at the Receiver's option, (x) be deemed to have agreed to purchase such Bank Premises, and to assume all leases, obligations and liabilities with respect to leased Furniture and Equipment and leased Fixtures located thereon and any ground lease with respect to the land on which such premises are located, and (y) be required to purchase all Furniture and Equipment and Fixtures owned by the Failed Bank and located on such premises as of Bank Closing.

  • Storage Space Effective as of the Second Floor Commencement Date, Landlord hereby leases to Tenant certain additional space containing approximately 1,000 rentable square feet in such areas as more particularly designated on Schedule X- 0 xxxxxxxx hereto. In addition, Landlord hereby grants to Tenant the right to lease certain additional storage space in such areas of the Project as are designated for storage by Landlord on a first-come, first-served basis (the initial storage space and additional storage space leased to Tenant by Landlord, if any, are collectively the "Storage Space"). Tenant may exercise its option to lease additional Storage Space from time to time throughout the term of the Lease by giving written notice to Landlord of its desire to lease the same, which notice shall be conditioned upon the availability of the desired space. Tenant shall pay Landlord an annual rental for the Storage Space (the "Storage Rent") equal to $10.25 per rentable square foot of GLA of the Storage Space, adjusted annually at the rate of 2 1/2% per annum. The Lease Years for Storage Space shall be concurrent with the Lease Years for the Premises. No janitorial or trash removal services shall be provided to the Storage Space. No other charges shall be applied, as Additional Rent or otherwise, to the Storage Space, except for charges incurred by Landlord in enforcing its rights relating to the Storage Space under this Lease, in accordance with the terms of this Lease. The Tenant shall have the option, exercisable at any time during the Term, to cancel its lease of the Storage Space, upon thirty (30) days' prior written notice to the Landlord. Except as provided in this Section 2.1(b), the terms and conditions of Tenant's occupancy of the Storage Space shall be as set forth in this Lease. The Storage Space shall be leased in its absolute "AS IS" condition. There shall also be no core factor for the Storage Space (i.e., the usable areas shall be equal to the rentable area).
