You may be charged the Group costs of disposal. 7.4 You must pay for the repair or replacement of any items if the damage had been caused deliberately (or by neglect) by you, your family, or your visitors. 7.5 You must pay your rent up to date before you leave your home. 7.6 You must return all your keys to the Housing Office by noon on the Monday your tenancy ends. We will take legal action charge you any costs that we have to recover all outstanding debtspay out as a result of you failing to return your keys. The costs that we charge you will be reasonable. 9.9 7.7 You must leave all us a forwarding address, and inform us of the contents which belong names of the utilities companies who supply your home. 7.8 You must not leave anybody else living in your home when you move out, unless we have agreed in writing to the Group assignment or exchange of your tenancy. 7.9 The following circumstances may prevent you from being offered another Council home in the Property future: • You have been evicted; • You have abandoned your home; • You still owe rent or a housing related debt; • You left the home in the same rooms poor condition and (in the case of white goods and large items of furniture including beds and sofas) in the same positions as at the start of this Agreement 9.10 The Group is entitled have not paid for repair or replacement; or • You have caused a nuisance to terminate this Tenancy Agreement and obtain a court order to evict you if: 9.10.1 any instalment of Rent is not received in full within 14 days of the date when it is due; or 9.10.2 you fail to comply with any your obligations under this Agreement; 9.10.3 you become bankrupt or have an interim receiver of your property appointed; 9.10.4 you leave the Property vacant or unoccupied for more than four (4) weeks without serving prior notice of the same on the Groupneighbours. 9.11 Termination of this Agreement for any reason ends the tenancy period but does not release you from any outstanding obligation.

You are advised to seek the advice of an officer of the Council or independent legal advice prior to giving notice of your intention to end your tenancy .You if doing so may adversely affect other residents at the Property. 14.2 If you need to write to us at any time, please use this address: Housing Services, Gosport Borough Council, Town Hall, High Street, Xxxxxxx, Xxxxxxxxx, XX00 0XX. 14.3 If you do not leave the Property in a reasonable condition when you move out at the end of your tenancy, we may charge you the full cost of any cleaning or repair we have to do as a result. 14.4 If applicable the Council will charge you for the total cost of any of the following work together with an Administration Charge when you leave the Property:- • removing or correcting any unauthorised alterations or improvements and making good all resulting damage • repairs that you have not carried out in accordance with the terms of this Tenancy or the Repairs Handbook or replacement of items due to loss, damage or neglect • the removal of any rubbish or items or personal effects left at the Property • damage caused by you, any member of your household, any lodger or sub- tenant or any visitor • cleaning the Property or clearing its garden if not left in a Reasonable Condition. 14.5 You must return all keys to your Regional Manager by midday the FOR INFORMATION ONLY Property, including those to the front door, communal doors, windows, door entry cards and keys of any shed or garage, to us at the Town Hall no later than noon on the last day you leaveof the Tenancy. If keys are not returned by that time, a further full week’s rent will be charged. You will also be charged a full week’s rent for any further week(s), or part of a week, that the keys are not returned. 9.2 14.6 You must give may be charged the Group vacant possession cost of changing locks if you do not return keys to us for the Property Property, shed, or garage; window or other locks. FOR INFORMATION ONLY 14.7 If a situation arises where we need to terminate a tenancy, we will serve a ‘Notice to Quit’ or ‘Notice of Seeking Possession’ on the day when you Tenant specifying the grounds on which we are due seeking possession. The notice we serve shall be properly, that is legally, served if it is: • hand delivered to leave. If you fail the Tenant, or • addressed to vacate the Property on Tenant and left at the date and time when you are due Property, or • sent by post addressed to leave you will be responsible for indemnifying the Group against any loss, costs, claims, demands and expenses which the Group incurs due to your failure to give vacant possession. 9.3 If you are joint tenants, any one of you can one month’s notice to end the tenancy. This will mean that you will be ending the tenancy for all the tenants in this agreement. We will decide if any of the other joint tenants can receive a new tenancy and stay in the home. 9.4 When you leave your home you must remove all furniture not listed on the inventory set out in appendix A, personal belongings and rubbish from inside and outside Tenant at the Property. 9.5 If you do not 14.8 Your Tenancy can also be ended by order of the Group will charge you for its removal. 9.6 The Group will not be held responsible for County Court where we seek possession on any personal furniture, personal belongings or goods left of the grounds in Schedule 2 of the Property. 9.7 You must leave the Property in a lettable conditionHousing Act 1985 (as amended). If you do not you will be responsible for the cost of any work carried out by the Group to remedy this. 9.8 You must pay rent and/or other charges due These grounds are summarised at the date of the end of your tenancy. If you leave owing rent and/or other charges you must arrange with the Group a method of payment. If you fail to make arrangements the Group will take legal action to recover all outstanding debts 9.9 You must leave all the contents which belong to the Group in the Property in the same rooms and (in the case of white goods and large items of furniture including beds and sofas) in the same positions as at the start of this Agreement 9.10 The Group is entitled to terminate this Tenancy Agreement and obtain a court order to evict you if: 9.10.1 any instalment of Rent is not received in full within 14 days of the date when it is due; or 9.10.2 you fail to comply with any your obligations under this Agreement; 9.10.3 you become bankrupt or have an interim receiver of your property appointed; 9.10.4 you leave the Property vacant or unoccupied for more than four (4) weeks without serving prior notice of the same on the Groupagreement. 9.11 Termination of this Agreement for any reason ends the tenancy period but does not release you from any outstanding obligation.
