Exterior repairs. Repair or partial replacement of deteriorated porches, cornices, exterior siding, doors, balustrades, stairs, or other trim when the repair or replacement is done in-kind to closely match existing material and form and does not involve ground disturbance. The removal of distinctive materials or alterations of features, spaces, and spatial relationships that characterize a property will be avoided. Please refer to Preservation Briefs 47:
Exterior repairs. Lessor will keep the exterior of the Building, including any doors, windows, or glass, in repair, provided Lessee shall give Lessor written notice of the necessity for such repairs, and provided that the damage thereto shall not have been caused by the negligence of Lessee, its agents, employees, licensees or invitees, in which event Lessee shall be responsible therefor for the cost, except as may be provided for in the Lease. Lessor shall be under no liability for repair, maintenance, alteration or any other action with reference to any plumbing, electrical or other mechanical installation within or serving the Premises or any part thereof, except for the service lines leading to the Premises. Lessor agrees that Lessee will receive the benefit of all warranties received by Lessor on the improvements and mechanical systems.

Exterior repairs. Landlord shall keep and maintain the roof and other exterior portions of the Premises (exclusive of doors, windows, and glass) in repair, provided that Tenant shall give Landlord written notice of the necessity for such repairs, and provided that the damage thereto shall not have been caused by Tenant, its agents, contractors, or employees, in which event Tenant shall be responsible therefor and shall promptly repair it. Except as expressly set forth in this Subsection 9.1, Landlord shall be under no liability for repair or maintenance of the Premises, or any part thereof; nor shall Landlord be under any liability to repair or maintain any electrical, plumbing, heating, air conditioning or other mechanical installations or equipment.

Exterior repairs. The Lessor covenants and agrees to keep in good order and repair the roof, exterior walls (but not including plate or other glass unless the same be damaged by fire), foundations, and structure of the Leased Premises, excepting for reasonable wear and tear and damage caused by any act or negligence of the Lessee or any person or persons for which Lessee is legally responsible.
Exterior repairs. Lessor will keep in good order and repair the exterior of the Building, including any doors, windows, roof, all entrances and driveways, landscaping, sidewalks, ponds/lakes, parking lot, or glass, in repair, provided Lessee shall give Lessor written notice of the necessity for such repairs ("Exterior Repairs"). All Exterior Repairs are included in Operating Expenses. Lessor shall be under no liability for costs of repair, maintenance, alteration or any other action with reference to any plumbing, electrical or other mechanical installation within or serving the Premises or any part thereof, except for the service lines leading to the Premises. Lessor shall maintain the Building and the Land consistent with similar properties in the greater Houston area. Lessor agrees that Lessee will receive the benefit of all applicable warranties received by Lessor on the improvements and mechanical systems and will assist in enforcement of the warranties for the benefit of Lessee.
Exterior repairs. Lessor, at his sole cost and expense, shall perform all repairs, maintenance required to keep the exterior of the building and other improvements now or hereafter made upon the premises in good repair and condition. At the request of Lessee, Lessor will remove signs and signage now in place.
