Other Improvements. Improvements or alterations made after the Fourth Space Initial Improvements are completed shall be subject to all the terms and conditions of Article 9 of the Lease.

The Building and Other Improvements will be located on an approximately 23,014 square foot parcel (the "Land") to be delivered by Landlord, as more particularly shown (approximately) outlined in red on the Supplemental Site Plan. All of the Shopping Center exclusive of the Premises is "Landlord's Premises". The description of the Premises may be adjusted in accordance with Tenant's final bid set of Plans and Specifications as described in EXHIBIT "C" attached hereto. Tenant's exclusive right to the "Customer Pick-Up" spaces shall be subject to the rights of tenants under leases of space in the Shopping Center executed and delivered prior to the date of this Lease, as said leases may be from time to time be extended and/or renewed (the "Prior Leases"). A list of the Prior Leases is attached hereto as EXHIBIT "K". If the tenant under any such Prior Lease has the right to prohibit such exclusive use and objects to the use of said Customer Pick-Up spaces, Tenant shall immediately cease displaying signage indicating that such spaces are for Tenant's customers only. In all events, Landlord shall use its best efforts to obtain consents from the tenants under the Prior Leases to the extent required.
