FEES MAY BE INCREASED FROM TIME TO TIME. The CLT may increase the amount of the Land Use Fee from time to time, but not more often than once a year. The amount specified in section 5.1 (and the maximum amount specified in the preceding paragraph) shall be recalculated every year during the term of the Lease but shall never exceed more than one hundred and ten percent (110%) of the previous year’s Ground Lease Fee.
