FIRST FLOOR. Landlord shall deliver the first floor portion of the Premises in its “AS IS” condition; Tenant shall be responsible for building out the first floor portion of the Premises pursuant to final, approved plans and working drawings (the “First Floor Plans”). The First Floor Plans shall include Tenant’s Special Compartmented Information Facility (SCIF).
FIRST FLOOR. The first floor has 4 training rooms. There are two large training rooms that are approximately 460sqft and 730sqft. The other two medium size rooms are approximately 290sqft and 280sqft, respectively. A unisex, disabled toilet facility is located centrally to the 4 rooms.

FIRST FLOOR. If Tenant does not vacate the first floor of the premises by April 1, 2012, then Tenant shall pay additional rent for its occupancy of the first floor, at $40,500 per month, until the first floor is vacated. Tenant shall promptly notify landlord of its vacation of the occupancy of the first floor. Said additional rent shall cease on the date that Tenant provides such notice or on the date that the first floor is vacated, whichever is later.
FIRST FLOOR. In August 1997, during the original term of the Lease, the parties added to the Premises Nine Hundred Twenty One (921) square feet on the first floor of the Premises as outlined in Exhibit A attached hereto and incorporated herein by this reference (“First Floor Additional Premises”), at a rate of $17.00 per square foot. The parties hereby ratify the First Floor Additional Premises and hereby amend the Lease to include the First Floor Additional Premises. All rental payments due for the First Floor Additional Premises under the original term of the Lease have been paid and there are no amounts due and owing. Lessee accepts the First Floor Additional Premises in “AS IS” condition.
FIRST FLOOR. Tenant acknowledges that there are presently four (4) control areas (“First Floor Control Areas”) on the First Floor of the Building. Presently, one (1) First Floor Control Area is assigned to Praecis Pharmaceuticals Incorporated, who occupies the West Wing of the First Floor, and the remaining three (3) First Floor Control Areas shall be shared by all tenants (including Tenant hereunder) occupying the South and East Wings of the First Floor. Tenant shall be entitled to maintain Tenant’s Proportionate Share of Hazardous Materials of the remaining First Floor Control Areas, which shall mean 100.00%, which is a fraction, the numerator of which shall be 34,986 rentable square feet (representing Tenant’s First Floor Premises) and the denominator of which shall be 34,986 rentable square feet (representing the total rentable area of the South and East Wings of the First Floor).
