Common use of Heat and Air-Conditioning Clause in Contracts

Heat and Air-Conditioning. Landlord shall, through the equipment of ------------------------- the Building furnish to and distribute in the Demised Premises heat and air conditioning as normal seasonal changes may require on Business Days from 8:00 a.m. to 6:00 p.m. and on Saturdays (other than legal or recognized holidays as defined in Article 1) from 8:00 a.m. to 12:00 noon when reasonably required for the comfortable occupancy of the Demised Premises by Tenant. Tenant agrees to lower and close the blinds or drapes when necessary because of the sun's position, whenever the air conditioning system is in operation, and to cooperate fully with Landlord with regard to, and to abide by all the regulations and requirements which Landlord may prescribe for the proper functioning and protection of the heating and air conditioning system.
