Lessee’s Share. For purposes hereof, "Lessee's Share" shall mean the rentable square footage of the Building subject to this Lease at the time in question divided by the greater of (i) 1,550,000, (ii) at the time in question, a number equal to the number of rentable square feet which is then constructed at the Project, measured on a dripline basis.
Lessee’s Share. If any of the Rates and Taxes or Outgoings are not separately assessed or charged in respect of the Premises, then the Lessee must pay the Lessee’s Share of any such Rates and Taxes or Outgoings assessed or charged in respect of the Land.

Lessee’s Share. Paragraph 1.6(b), Lessee's Share of Common Area Operating Expenses, is hereby amended to read as follows:
Lessee’s Share. Effective on the Expansion Space Commencement Date, Lessee’s Pro Rata Share of the Building shall be increased from 28.33% to 37.66% (24,974/66,306); provided, however, Lessee’s Pro Rata Share as to utilities shall initially mean 47.84% of utility costs, subject to reasonable adjustment by Lessor, based on Lessee’s actual use of utilities in the Premises as compared to the usage of such utilities by other tenants of the Building.
Lessee’s Share. 61.19%, as defined in Section 4.2 of this Lease.
Lessee’s Share. Section 1.6 (b) of the Lease is clarified as follows: Lessee's Share of expenses associated with the Building is 50% (10,672PLUS MINUS square feet in the Premises vs. 21,344PLUS MINUS square feet in the Building). Lessee's Share of expenses of the Project (which consists of two buildings, one at 0000 Xxxxxx Xxxx and another at 0000 Xxxxxxxxxx Xxxx) is 20.7% (10,672PLUS MINUS square feet in the Premises vs. 51,584 square feet in the Project).
Lessee’s Share. For purposes hereof, "Lessee's Share" shall mean (i) as to amounts allocable solely to Building 8 (and with respect to real property tax, also to the legal parcel in which Building 8 is located), the Rentable Area of the Premises divided by the Rentable Area of Building 8, and (ii) as to amounts allocable to the Project or Common Area, the Rentable Area of the Premises divided by the Rentable Area of all Buildings at the Project (irrespective of whether they are rented), in each case measured (at the time in question) on a dripline basis. Subject to being increased or decreased (in an amount Lessor shall, in good faith, determine), upon the increase or reduction in the Rentable Area of the Building and Project, respectively, Lessee's Share of Building items shall be twenty and one-half percent (20.5%) and Lessee's Share of Project items shall be two percent (2%). Rentable Area of Building 8 and of all Buildings at the Project shall not be reduced for vacancies in the ordinary course of business.
Lessee’s Share. As of the Second Expansion Commencement Date, -------------- Lessee's Share of Operating Expenses, as set forth in Section 1.6 and 4.2 of the Lease, shall be increased to 29.70%, which percentage has been calculated by the ratio of the rentable square footage of the Premises (including the First Expansion Premises and the Second Expansion Premises) to the total rentable square footage contained in the Building. Lessee shall continue to be liable for Operating Expenses arising prior to the Second Expansion Commencement Date based on Lessee's Share existing prior to the Second Expansion Commencement Date, and for the Operating Expenses arising on and after the Second Expansion Commencement Date based on Lessee's Share applicable on the Second Expansion Commencement Date. Lessee's obligations to pay estimated and actual amounts toward Operating Expenses for the year in which the Second Expansion Commencement Date occurs shall be prorated by Lessor to reflect the different amounts of Lessee's Share during such year.
