LESSOR'S PROPERTY. Except as noted below, Landlord shall bear all ----------------- risks of loss or physical damage to the building, the leased premises and the common areas of the project which is caused by fire or other casualty, or by any other cause whatsoever including the negligence of Tenant, Subtenant-A and Subtenant-B, its agents, servants, employees, licensees, invitees, guests; provided, however, that Lessor shall not be responsible for loss or damage to any alterations, additions or fixtures installed by SubTenant-B, or for the breakage of windows, doors, glass or plate glass which remains the sole responsibility of SubTenant-B to the extent not covered by insurance.

LESSOR'S PROPERTY. Lessee acknowledges and agrees that Supplemental Rent is additional rent for the leasing of the Aircraft and not cash collateral or other collateral security for Lessee's maintenance obligations under the Lease. Once paid all Supplemental Rent is the property of Lessor, it is not refundable to Lessee under any circumstances whatsoever and Lessee has no interest therein whatsoever.
LESSOR'S PROPERTY. Except as noted below, Lessor shall bear all risks of loss or physical damage to the building, the leased premises and the common areas of the project which is caused by fire or other casualty, or by any other cause whatsoever including the negligence of Lessee, its agents, servants, employees, licensees, invitees or guests; provided, however, that Lessor shall not be responsible for loss or damage to any alterations, additions or fixtures installed by Lessee pursuant to Paragraph 9(c) hereof or for the breakage of windows, doors, glass or plate glass which is the responsibility of Lessee pursuant to Paragraph 9(b) hereof to the extent not covered by insurance. Notwithstanding the foregoing, if any such loss sustained by Lessor is caused by the negligence of Lessee, its agents, servants, employees, licensees, invitees or guests, then Lessee shall be liable to Lessor for the amount of the deductible under Lessor’s insurance up to $1,000.00. In order to properly insure against the risks described above, during the term of this lease the following insurance coverage shall be carried and paid for by Lessor as part of the operating expenses for the project: (a) Fire and extended coverage insurance covering the building and leased premises against loss or damage by fire and against loss or damage by other risks now or hereafter embraced by “all-risk coverage,” in amounts equal to the full replacement cost of the building. (b) Rent or rental value insurance against loss of rent or rental value due to any risk insured above, including extended coverage endorsement, in an amount equal to the annual rent for the building and the leased premises. Throughout the term of this lease, Lessee shall reimburse Lessor, as additional rent, for its proportionate share of the premiums on the insurance required under this paragraph.
LESSOR'S PROPERTY. Except as otherwise provided herein and repairs occasioned by the negligence of the Lessee or Lessee's Employees or representatives, Lessee shall not be responsible for repairs and or maintenance of Lessor's Property. Without limiting the foregoing, the parties agree that Lessor shall be responsible for maintaining the Tower in accordance with the requirements of the FCC and the Federal Aviation Administration.
LESSOR'S PROPERTY. The Lessor must not during the Term of this Lease place any Lessor's property on the Land.
LESSOR'S PROPERTY. The Lessor acknowledges that the Lessor’s Property on the Land at the Commencement Date of this Lease (if any) is as listed in Schedule A Item 9 and that the Lessor shall not during the continuance of this Lease place any further Lessor’s Property on the Land unless this is expressly permitted in writing by the Lessee prior to its construction or placement. The Lessor further acknowledges that the Lessee may at its absolute discretion in all things decline consent to the construction or placement of any Lessor’s Property on the Land and that all improvements on the Land at the Commencement Date of this Lease which are not listed as Lessor’s Property are Lessee’s Improvements.
LESSOR'S PROPERTY. All fixtures, equipment, furniture, improvements and appurtenances attached into the Premises on the commencement date or during the term, whether or not by or at the expense of Lessee, shall be and remain a part of the Premises, shall be deemed the property of Lessor and shall not be removed by Xxxxxx.

LESSOR'S PROPERTY. All fixtures, carpeting, equipment, improvements and appurtenances attached to or built into each Facility at the commencement of or during the Lease Term, whether or not by or at the expense of Lessee, shall be and remain a part of each Facility, shall be deemed the property of Lessor and shall not be removed by Lessee, except as provided in Section 19.
LESSOR'S PROPERTY. Lessee shall look solely to Xxxxxx's ownership interest in the Building for the satisfaction of any judgment or decree requiring the payment of money by Xxxxxx, or by Lessor's agents, representatives, successors or assigns, to Xxxxxx, or to any person claiming by or through Lessee, in connection with this Lease, and no other property or asset of Lessor real or personal, tangible or intangible, shall be subject to levy, execution or other enforcement procedure for the satisfaction of any such judgment or decree.
LESSOR'S PROPERTY. Any improvement, alteration, or addition to the leased property, or any part thereof, and any replacement or installation of fixtures shall become a part of the realty which shall at once become the absolute property of the Lessor without payment of any kind therefor.
