Maintenance of Premises and Appurtenances. Tenant, at its own cost and expense, shall (i) maintain all parts of the Premises and promptly make all necessary repairs and replacements to the Premises (except those for which Landlord is expressly responsible hereunder) and (ii) keep the parking areas, driveways and alleys surrounding the Premises in a clean and sanitary condition. Tenant's obligation to maintain, repair and make replacements to the Premises shall cover, but not be limited to, pest control (including termites), trash removal and the maintenance, repair and replacement of all HVAC, electrical, plumbing, sprinkler and other mechanical systems (the "Building Systems"), subject, however, to Landlord's express obligations hereunder.

If in thirty (30) days from receipt of a written request therefor, Tenant has not performed its maintenance duties as described in this paragraph, then Landlord may perform such duties, and Tenant shall reimburse Landlord within thirty (30) days of Landlord's presentation to Tenant of a xxxx for the reasonable costs of performing such duties for Tenant.
