No Right to Remove Sample Clauses

No Right to Remove. Tenant shall not remove, damage, or tamper with any Tenant Improvement, unless Landlord gives Tenant Notice to remove any or all Tenant Improvements, in which case Tenant shall, within ten (10) Days of Landlord’s Notice, remove the Tenant Improvement(s) and Tenant shall repair all damage caused by the removal at Tenant’s expense and to Landlord’s satisfaction. If Tenant fails to remove the Tenant Improvement(s) as directed by Xxxxxxxx, then Landlord may enter the Premises and remove the Tenant Improvement(s) and Tenant shall reimburse Landlord for all costs incurred, including overhead and administrative costs upon demand. Tenant shall execute and deliver to Landlord a bill of sale and any other instrument necessary to evidence the transfer of title to the Tenant Improvements to Landlord.
