OCII Affordable Project. All of the seventy-six (76) units in the OCII Affordable Project shall be affordable to households earning on average ninety percent (90%) of AMI. To achieve this average, one-third (approximately twenty-five) units shall be affordable to households earning no more than eighty percent (80%) of AMI, one-third (approximately twenty-six) units shall be affordable to households earning no more than ninety percent (90%) of AMI, and one-third (approximately twenty-five) units shall be affordable to households earning no more than one hundred percent (100%) of AMI.

OCII Affordable Project. The OCII Affordable Project shall include a minimum of twenty percent (20%) three-bedroom units, twenty-five percent (25%) two-bedroom units, and fifty-five percent (55%) one-bedroom units, as shown on Attachment 17. One- and two-bedroom units shall include a minimum of one bathroom; three-bedroom units shall include a minimum of one and one half bathrooms.
OCII Affordable Project. Parking for the OCII Affordable Project shall be provided in the Garage, as defined in Section 9.06 and the Scope of Development, at a rate that is no less than one stall for every four residential units. In addition to the upfront purchase price for the Affordable Housing Units, parking spaces shall be made available to the buyers of the Affordable Housing Units for ongoing costs at a monthly below market cost that is the lesser of (1) one-half the current market rate for parking in the neighborhood or (2) the operating cost of the Garage; provided, however, such parking spaces shall not be deeded spaces.
OCII Affordable Project. The OCII Affordable Project shall be comprised of a minimum of 20 percent 3-bedroom units and 25 percent 2-bedroom units. The units must be priced to be affordable at an average of not greater than 90% of AMI, with the general objective to provide one- third of the units priced for a household earning 80% AMI, one third of the units at 90% AMI, and one- third of the units at 100% AMI. To the extent the average unit price is priced to be affordable to a household earning no more than 90% of AMI, these proportions shall be distributed as evenly as practical among the unit types. The final distribution shall be subject to OCII approval.

  • Affordable Care Act The Affordable Care Act requires a Contractor, if Contractor is an applicable large employer under the ACA, to provide healthcare coverage for its employees who provide services for the State and work for 30 or more hours per week. This coverage must also cover the eligible employee’s dependents under the age of 26. The coverage must (a) meet the minimum essential coverage, minimum value, and affordability requirements of the employer responsibility provisions under Section 4980H of the Code (ACA), and (b) otherwise satisfy the requirements of the Code § 4980H (ACA).

  • Affordable Housing The Owner covenants with the Council as follows:-

  • Operating Environment Subscriber is solely responsible for acquiring, installing, operating and maintaining the hardware, software and Internet Browser environment necessary to access the Site and use the Services. Information on operating environment requirements can be located on the Site.

  • Treatment of Client Property Unless otherwise provided, the Contractor shall ensure that any adult client receiving services from the Contractor has unrestricted access to the client’s personal property. The Contractor shall not interfere with any adult client’s ownership, possession, or use of the client’s property. The Contractor shall provide clients under age eighteen (18) with reasonable access to their personal property that is appropriate to the client’s age, development, and needs. Upon termination of services to a client, the Contractor shall immediately release to the client and/or the client’s guardian or custodian all of the client’s personal property.

  • Access to Property, Property’s Management, Property Lender, and Property Tenants Potential Investor agrees to not seek to gain access to any non-public areas of the Property or communicate with Property’s management employees, the holder of any financing encumbering the Property, the Property’s tenants, and the Owner’s partners in the ownership of the Property, without the prior consent of Owner or HFF, which consent may be withheld in the Owner’s sole discretion.

  • Procurement and Property Management Standards The parties to this Agreement shall adhere to the procurement and property management standards established in 2 CFR 200, Uniform Administrative Requirements, Cost Principles, and Audit Requirements for Federal Awards, and to the Texas Uniform Grant Management Standards. The State must pre-approve the Local Government’s procurement procedures for purchases to be eligible for state or federal funds.

  • Substance Abuse Testing The Parties agree that it is in the best interest of all concerned to promote a safe working environment. The Union has no objection to pre-employment substance abuse testing when required by the Employer and further, the Union has no objection to voluntary substance abuse testing to qualify for employment on projects when required by a project owner. The cost and scheduling of such testing shall be paid for and arranged by the Employer. The Union agrees to reimburse the Employer for any failed pre-access Alcohol and Drug test costs.

  • Working Environment The Parties agree that a safe and clean working environment is essential in order to carry out work assignments in a satisfactory manner. It will be the Employer's responsibility to ensure that all working areas and Employer-owned vehicles are maintained in a safe and clean condition.

  • GARBAGE DISPOSAL, RECYCLING, AND BIODEGRADABLE MATERIALS A. Concessionaire shall be responsible for maintaining the cleanliness of the Concession Premises. Concessionaire shall ensure placement of all garbage and trash generated by the Concession Operation in designated containers and that said containers are emptied daily, or as more frequently required by Department, at a location within the Area designated by Department. Disposal costs from this latter location shall be borne by Department. Concessionaire shall provide such additional trash containers as may be required to keep the immediate Concession Premises clean at all times. The type of trash containers provided by Concessionaire shall be approved by Department prior to use.
