Please call Broker for our preferred vendor. All receipts must be provided to Broker as proof of service. If the house is not clean, with all property and debris removed, or the carpets have not been professionally steam cleaned after the inspection, applicable charges will be made with no exceptions. You must provide the office with a complete Forwarding Address. All keys, remotes and garage door openers must be turned in by NOON on your final Lease date or the hold-over charges will apply. If you purchased mailbox keys, or additional garage door openers, return those to Broker with your receipt and you may be reimbursed for the initial cost. Upon leaving, please be sure to fully secure the property by locking all windows and doors. By surrendering the keys to Broker, Tenant is certifying that all property and debris has been removed and all CLEANING has been complete. Broker will conduct the final move-out inspection ONLY after the keys have been surrendered. It is always our intention to return your Security Deposit in full. However, should you choose to leave the property in need of cleaning or repair the cost of any repair or service needed will be deducted from your security deposit, along with a $25 administrative processing fee per work order.

Tenant shall be responsible for paying a cleaning fee upon move-out in the property in need amount of cleaning or repair the cost of any repair or service needed . This will be deducted from your security depositSecurity Deposit unless Tenant chooses to pay it in advance. Landlord will arrange for cleaning. If the Premises is found to be excessively dirty, along an extra fee may apply. Landlord will inspect premises upon move out, noting any differences beyond normal wear and tear compared to Move- in Condition Form. Upon move out, Tenant shall deliver to Landlord all keys to the Premises, access cards or devices and remotes (collectively “keys”) issued by Landlord to Tenant to avoid disputes regarding the date Tenant vacated and surrendered the Premises. Tenant shall not have vacated and surrendered possession of the Premises to Landlord until and unless Tenant has either turned in all keys to the premises and Landlord has acknowledged receipt of Tenant’s keys, or Tenant has abandoned the premises. If Tenant fails to turn in keys, Tenant agrees that Tenant shall be liable for rent and any other damages in accordance with a $25 administrative processing fee per work orderthis lease through the date Tenant vacated and surrendered the premises as determined by Landlord in Landlord’s reasonable judgment or termination of lease, whichever occurs last. Tenant is liable for all rekeying charges if Landlord deems that rekeying is necessary to properly secure the premises.

If Tenant does not provide such forwarding address, Landlord will hold Tenant's security deposit for a term of not less than Ninety (90) days. After which 90 days, if Tenant fails to provide necessary contact information and if Landlord has no reasonable recourse through which to obtain a new address or phone number for the Tenant, Tenant forfeits the security deposit. Removal of fixed appliances and fixtures from the property in need of cleaning or repair is considered theft and shall be reported to the cost of any repair or service needed will be deducted from your security depositlocal law enforcement as such, along with a $25 administrative processing fee per work orderand prosecuted accordingly.
