Payment of Operating Fees. For the first payment of Operating Fees, Grantee shall receive a credit for any Construction Term Fees paid equal to the proportion of such Construction Term Fees that is applicable for time periods occurring after the Operations Date. The payment of the Fixed Fee and Undeveloped Property Fee, as applicable, each calendar year shall be made in semi-annual installments, the first semi-annual payment shall be due on or before sixty (60) days following the Operations Date (or anniversary thereof) and the second semi-annual payment shall be due on or before twelve months following the Operations Date (or anniversary thereof). Owner shall have the right to receive, upon written request, a statement from Grantee showing the computational basis for Owner’s semi-annual payments.

Payment of Operating Fees. The payment of the Operating Fees each calendar year shall be made in arrears in semi-annual installments, the first semi-annual payment shall be due on or before six months following the Operations Date (or anniversary thereof) and the second semi-annual payment shall be due on or before twelve (12) months following the Operations Date (or anniversary thereof). Owner shall have the right to receive, upon written request, a statement from Grantee showing the computational basis for Owner’s semi-annual payments.

  • Payment of Operating Expenses Subject to the provisions of Section 6.08(c), Borrower will (i) pay the expenses of operating, managing, maintaining and repairing the Mortgaged Property (including utilities, Repairs and Capital Replacements) before the last date upon which each such payment may be made without any penalty or interest charge being added, and (ii) pay Insurance premiums at least 30 days prior to the expiration date of each policy of Insurance, unless applicable law specifies some lesser period.
