PEACEABLE SURRENDER. Upon termination of this Lease, whether by expiration of the Lease Term or otherwise, Tenant shall peaceably quit and surrender to Landlord the Leased Premises, broom clean, in good condition and repair, ordinary wear and tear and damage by fire or other insured casualty excepted, together with all improvements constructed by Tenant thereon; provided, however, Landlord may require Tenant to remove all such alterations, improvements or changes to the Leased Premises and restore the Leased Premises to as good of condition as existed prior to the commencement of the Lease Term, ordinary wear and tear and loss by fire or other insured casualty excepted, provided however that if Landlord does not so elect to cause Tenant to remove all or any portion of such alterations or improvements or changes, all such designated alterations, improvements and changes shall become the property of Landlord, and shall remain upon and be surrendered with the Leased Premises. If upon termination of the Lease Term, the Leased Premises are surrendered to Landlord with damage suffered by fire or any other insured casualty, if Tenant has not previously assigned to Landlord all of Tenant's rights in and to any insurance proceeds payable because of such fire or other insured casualty damage to the Leased Premises, Tenant shall forthwith assign and set over to Landlord, all of Tenant's right, title and interest in and to all such insurance proceeds payable because of such fire or other insured casualty, and Tenant shall cooperate with Landlord as requested by Landlord, in pursuing any such claim on Landlord's behalf. If Tenant is not then in default hereunder, Tenant shall have the right and privilege, and at Landlord's option, even if Tenant is in default hereunder, the obligation at the termination of this Lease to forthwith remove any movable office equipment installed and maintained by Tenant in the Leased Premises and Tenant shall pay to Landlord to Additional Rent, all costs which would be incurred by Landlord if Landlord were to repair all such damage, if any, to the Leased Premises or the Building resulting from the removal of such property. Tenant's obligation hereunder shall survive the expiration or other termination of the Lease Term.
PEACEABLE SURRENDER. Upon the expiration of this Agreement or the earlier termination or cancellation thereof, as herein provided, Airline will peaceably surrender said Airline Leased Premises to Authority. Further, as it relates to Airline Leased Premises, Airline shall surrender such premises in as good condition as said premises were on the date of this Agreement, ordinary wear and tear excepted.
PEACEABLE SURRENDER. Upon termination of this Lease, whether by expiration of its stated term or otherwise, Tenant shall peaceably quit and surrender to Landlord the Premises together with all improvements constructed thereon, specifically including, but not by way of limitation, any improvements constructed and/or paid for by Tenant.
PEACEABLE SURRENDER. Upon the expiration of this lease or the earlier termination or cancellation thereof, as herein provided, Lessee will peaceably surrender said premises to Lessor in as good condition as said premises were at the date of this lease, ordinary wear and tear excepted. If the Lessee fails to surrender the premises at the expiration of this lease or the earlier termination or cancellation thereof, Lessee shall defend and indemnify Lessor from all liability and expense resulting from the delay or failure to surrender, including, without limitation, any succeeding Lessee's claims based on Lessee's failure to surrender.

PEACEABLE SURRENDER. At the end or sooner termination of the Term the Tenant shall yield up to the Landlord, without notice from the Landlord, the Premises including all fixtures, repaired, decorated, paved, cleaned, renewed and maintained in the condition required under paragraph 5.4 and as otherwise provided under this Lease. At the end or sooner termination of the Term the Tenant shall, without notice from the Landlord remove from the Premises all buildings, machinery, erections, materials and things thereon not belonging to the Landlord and restore the Premises to the satisfaction of the Landlord. If the Tenant shall not so remove such buildings, machinery, erections, materials and things, the same shall without prejudice to the Landlord's right to enforce such removal as hereinbefore provided, become the sole property of the Landlord without any right of the Tenant to have compensation therefor.
PEACEABLE SURRENDER. Upon the termination of this Lease, Lessee shall surrender the Premises in good condition and repair, ordinary wear and tear excepted. Any improvements constructed by Lessee and attached to the Premises (which excludes unattached, movable fixtures), whether or not installed with Lessor's consent, shall remain and become property of Lessor.
PEACEABLE SURRENDER. Lessee, upon expiration or termination of this Lease, whether by lapse of time or otherwise, agrees peaceably to surrender to Lessor the Leased Premises, including the alterations, additions, improvements, changed and fixtures other than Lessee's movable trade fixtures in broom clean condition and in good repair, except for Acts of God and ordinary wear and tear. Lessee agrees at Lessor's requests to remove Lessee's trade fixtures upon any such expiration or termination and repair all damage to the Leased Premises caused by such removal. Lessee shall also surrender all keys for the Leased Premises to Lessor at the place then fixed for payment of rent and shall inform Lessor of combination locks, safes, and vaults, if any, on the Leased Premises.
