Perpetual Duration. The easement created by this instrument shall be a servitude running with the land in perpetuity.
Perpetual Duration. This Easement shall be perpetual in duration, and shall not be changed, altered or amended except by a written instrument executed by Grantor and Grantee or their respective heirs, successors or assigns.

This Declaration and the covenants, conditions, restrictions and easements shall create mutual benefits and servitudes running with the land and shall bind and inure to the benefit of the parties hereto, and their respective heirs, representatives, lessees, successors and assigns. This Declaration shall be perpetual, provided, however, that this Declaration may be modified, amended or terminated by an instrument signed by the Owners of the Unimproved Property and Improved Property and recorded with the Sarpy County, Nebraska, Register of Deeds.
