PET CONTROL. Tenant shall keep the Pet in accordance will all applicable laws and ordinances, including licensing the Pet, keeping current all applicable shots, and leashing the Pet when outdoors. Tenant shall promptly remove and properly dispose of all pet waste, and shall not curb the Pet on the shrubbery, flowers, or small trees. Tenant shall not permit the Pet to bark, howl, or otherwise emit noises in such a level, frequency, or time as to disturb others. Tenant shall not keep the Pet on the Premises if the Pet is or becomes vicious or threatening, bites or attacks any person or other pet, or otherwise is or becomes a nuisance. Tenant shall not leave the pet on the Premises unattended for any period in excess of. Tenant shall provide proper care, food, and shelter for the Pet and not abuse the Pet in any way. No breeding of the Pet shall be permitted on the Premises.

If Pet at any point in time becomes vicious and/or bites or scratches, ECPM must be promptly notified within 7 days of the incident. Pet & Tenant Conduct: Pets may not be left unattended on the Property with the exception of inside the Premises. Tenant shall not leave the Pet on the Premises unattended for any period of time in excess of _______________ without prior consent from ECPM. Tenant shall provide proper care, food, and shelter for the Pet and not abuse the Pet in any way. No breeding of the Pet shall be permitted on the Premises. Tenant is responsible for keeping Premises free of Pet’s feces. Rats, insects, and other pests are attracted by pet feces and food. Tenant shall promptly remove and properly dispose of all pet waste. Fines will be applied for Tenants not following proper disposal guidelines of Pet’s waste. MULTIPLE RECURRING INCIDENCES WILL RESULT IN ACTIONS LEADING UP TO AND INCLUDING REMOVAL OF THE PET FROM THE PREMISES. Condition of Premises: Tenant shall be responsible for all damages caused by the Pet to the Premises, including all repairs and replacements considered appropriate by ECPM. Tenant shall remain liable for infestation and latent pet odor (including extermination costs and Premises replacement or refinishing if necessary) for 30 days after the Pet is removed from the Premises and the required extermination and cleaning are complete, even if prior to that time the Security Deposit and the Pet Deposit have been returned to the Tenant.

PET CONTROL. At all times, keep the pet(s) in accordance with the applicable requirements of Chapter 6 of the Laredo Code of Ordinances, attached hereto for your reference, to include requirements related to immunizations, registration, nuisance, microchips, keeping practices and pets must be spayed and/or neutered. Every person keeping any dog or cat immunized against rabies, shall procure a written vaccination certificate from the veterinarian administering the vaccine, giving accurate description of the dog or cat, date of immunization, the name and address of the owner of the dog or cat, and the vaccination metal tag number, such vaccination metal tag to be affixed to the collar of such dog or cat. Lessee, or any person in possession of a dog or cat, shall immediately exhibit such vaccination certificate upon request by LMH or its authorized agent.

The tenant must properly remove and dispose of all pet waste, and must not restrain the pet on shrubs, flowers, 13 or small trees. The tenant must not allow the animal to bark, sound or otherwise make noises in such a level, frequency or time that it disturbs others.

Pet shall not be ‘protection trained’ or ‘bite trained’ or encouraged to serve as a guard dog. Tenant shall not keep the Pet on the Premises if the Pet becomes vicious or threatening, bites or attacks any person, or otherwise becomes a nuisance. Tenant shall not leave the pet on the Premises unattended for any period in excess of hours. Tenant shall reinforce excellent house manners and provide proper containment (dog crates, kennels, baby gates, etc) as necessary to prevent damage and soiling in the house. Tenant shall provide adequate care, exercise, food, and shelter for the Pet and not abuse the Pet in any way.
