TENANT CONDUCT. 6.1 You agree that you will occupy the Room/Flat for personal residential purposes only and that you will not:
6.1.1 sublet the Room/Flat or share occupation of the Room/Flat; and
6.1.2 carry out any profession, trade or business in the Room or the Flat.
6.2 You also agree that you will not use the Room, the Flat or the Property for any improper, immoral or illegal purpose nor in any way which may, in our reasonable opinion, be a nuisance, damage or annoyance to the other tenants of the Property, or neighbours, or any other person. In particular, you will not:
6.2.1 smoke in the Property (including E-cigarettes);
6.2.2 cause any noise which, if made within the Room, can be heard outside the Room or, if made within the Flat Common Areas can be heard outside the Flat Common Areas;
6.2.3 keep or use drugs or psychoactive substances, the possession or use of which is prohibited by law (including but not limited to the Misuse of Drugs Xxx 0000 or the Psychoactive Substances Act 2016);
6.2.4 keep or use any firearms, knives (other than kitchen knives), or any other weapons;
6.2.5 harass, threaten or assault any other tenants, their guests, our employees or any other person;
6.2.6 tamper with our fire prevention systems and control equipment (including not maliciously, recklessly or negligently activating such fire prevention systems) and to vacate the Property (and to ensure that any visitors you have also vacate the Property), immediately whenever the fire alarm is sounded. You should notify us in advance should you have any visitors to the Room or the Flat who may require assistance should it be necessary to evacuate the Property;
6.2.7 use designated fire escapes except for the purposes of emergency escape;
6.2.8 keep, store or use any gas or oil heater or other fuel burning appliance in the Property, including candles and any other flame lit device;
6.2.9 keep any animal, bird, insect or reptile; and
6.2.10 erect any external wireless or television aerial or satellite dish at the Property or hang clothes or fabrics out of the windows or doors of the Property.
6.3 You will also make sure that any guests/visitors you may have to the Property comply with the provisions of this Clause 6 and you agree that you will be responsible for the conduct of guests/ visitors.

TENANT CONDUCT. Tenant acknowledges that Landlord and Affiliates have a reputation for offering high-quality entertainment and/or services to the public, and that it and its Affiliates are subject to regulation and licensing, and desire to maintain their reputation and receive positive publicity. Tenant therefore agrees that throughout the Term of this Lease, it and its officers, directors, shareholders, employees and agents will not conduct themselves in a manner which is contrary to the best interests of Landlord, nor in any manner that adversely affects or is detrimental to Landlord or its Affiliates, and will not directly or indirectly make any oral, written or recorded private or public statement or comment that is disparaging, critical, defamatory or otherwise not in the best interests of Landlord. Landlord shall use its good faith business judgment in determining whether Tenant's conduct or that of its officers, directors or management adversely affects Landlord or its Affiliates, and, upon such determination, Landlord shall have the right to terminate this Lease upon notice to Tenant without liability to either party.
TENANT CONDUCT. 9.1. You agree that you will occupy the Room/Flat for personal residential purposes only and that you will not:
9.1.1. sublet the Room or part with possession or share occupation of the Room or any part of it under any circumstances; or
9.1.2. carry on any profession, trade or business whatsoever in the Room or the Flat.
TENANT CONDUCT. The tenant agrees that Tenant, his family, guests, other occupants, licensees, invitees, and any other person(s) entering the demised premises will conduct themselves at all times in the same manner as any prudent and reasonable person under similar circumstances would conduct himself or herself. Failure to do so will result in Tenant(s) default.
TENANT CONDUCT. Tenant shall conduct himself/herself and require other persons on the Premises with his/her consent, whether known by the Tenant or not, to conduct themselves in a manner that will not disturb his/her neighbors’ peaceful enjoyment of their premises, and the Tenant further covenants and agrees that he/she will not use or permit said Premises to be used for any improper, illegal, or immoral purposes, nor will he/she use, permit or suffer the same to be used by any person or persons in any noisy, dangerous, offensive, illegal or improper manner. The Tenant will not do or permit anything to be done in the Premises (or the building of which it forms a part) or bring or keep anything therein which shall in any way increase the rate of fire or other insurance in said building, or on the property kept therein, or obstruct or interfere with the rights of other residents, or in any way injure or annoy them, or those having business with them, or conflict with them, or conflict with the fire laws or regulations, or with any insurance policy upon said building or any part thereof, or with any statues, rules, or regulations enacted or established by the appropriate governmental authority.
TENANT CONDUCT. Tenant shall conduct himself and require other persons and/or animals on the Premises, whether known by the Tenant or not, to conduct themselves in a manner that will not disturb his neighbors’ peaceful enjoyment of their Premises, and always in accordance with the rules and regulations of applicable homeowners association or condo association which are considered a part of this lease. Tenant further covenants and agrees not to use or permit Premises to be used for any improper, illegal or immoral purposes. In the event the heretofore specifics have been breached, the Landlord shall have the right to terminate this Lease by giving, delivering or posting proper written notice to quit the Premises. Landlord shall have the right to terminate this Lease if evidence indicates an immediate threat, which materially affects the health or safety of either Landlord or other tenants. For example, the sale, distribution or possession of illegal dangerous or prohibitive drugs and drug paraphernalia on the Premises shall be considered an immediate threat. In such event, Landlord shall give Tenant written Notice of Termination with the time of vacating to be commensurate with the urgency of the situation. Tenant shall vacate and surrender possession of the Premises to Landlord within the time specified in the Notice of Termination.
TENANT CONDUCT a. Tenant shall comply with, and become familiar with, all applicable laws, statutes, codes, ordinances, and regulations of the City of Bethlehem and Commonwealth of Pennsylvania.
b. Tenant will not negligently or deliberately destroy, deface, damage, impair, remove, or affix anything to any part of the Leased Premises and the common areas of the Building.
c. Tenant will not conduct himself/herself in a manner that will disturb other people or impair the use and enjoyment of the Building or the property by other Tenant(s).
d. If Tenant creates excess noise which results in more than three (3) police complaints, Landlord shall have the right to terminate this Lease. No noise from electronic devices or similar devices shall disrupt any other Tenant at any time.
e. Tenant will not conduct any unlawful activities on, or from, the Leased Premises.
f. Tenant will be responsible for the behavior of his/her friends, guests, or anyone with his/her permission to be on the Leased Premises.
g. Guests/visitors may not stay in the Leased Premises for longer than three (3) days without the prior written consent of Landlord.
h. Tenant is not permitted to have any Unauthorized Occupant staying in the Leased Premises. Unauthorized Occupant is defined as anyone not listed on the Lease that has stayed in the Leased Premises for more than three (3) days in a row without Landlord’s prior written consent. Occupancy by an Unauthorized Occupants can result in termination of this Lease with 30-day(s) written notice, and an increase in Rent by $500.00 per month for each Unauthorized Occupant.
i. The Leased Premises is part of a smoke-free building and no smoking is allowed in the Leased Premises or the Building or any Common Areas. Landlord shall have the right to terminate this Lease if Tenant violates this rule. Tenants shall be provided designated smoking areas and are to keep them clean from xxxxx or debris associated with smoking. Use of illegal drugs and substances is prohibited in the entire Polk Street Building including but not limited to all apartments, balconies, patios, and common areas and will result in a report filed with local authorities and termination of this Lease. This lease automatically ends if anyone finds Tenant or Tenant’s guest storing, using, selling, manufacturing, or distributing illegal drugs, or conducting any other illegal activity under State or Federal law.

TENANT CONDUCT. The Tenant agrees not to cause or allow on the premises any excessive noise or other activity that disturbs the peace and quiet or enjoyment of neighbors or other tenants. The Tenant also agrees not to commit any acts of violence against LHA staff, landlord or neighbors. Failure to comply may result in legal action, collection activity, and/or immediate termination from the IDJC Resettlement Optional Relocation Assistance Program.
TENANT CONDUCT. No tenant show make or permit any disturbing noises by himself, his family, employees, agents, visitors and licenses or permit anything by such persons that will interfere with the rights comforts or convenience of other tenants.
TENANT CONDUCT. The Tenant agrees:
1. To not be disorderly, unlawful, or disturb the rights of other persons in the apartment complex;
2. To carefully read and abide by the policies and procedures in accordance with the current Student Handbook and the Community Covenant published by the Xxxx of Students, as well as the Campus Housing website published by the Landlord;
3. To adhere to directives pertaining to life or safety of the Tenant and preservation of the property issued by the Landlord, Landlord’s agents, local, state, and national authorities; and
4. To be responsible for guests abiding by all policies and procedures of this Lease.
