Physical Landscape Setting. Located in northeastern Wyoming, the coverage area is recognized as an ecologically significant landscape containing mixed and short-grass prairies and sagebrush ecosystems and supports numerous grassland and sagebrush obligate and associated species of concern. This area falls within Xxxxxx'x Temperate Steppe Division of the Dry Domain ecoregion3. Ecoregions are comprised of large areas of similar climate where ecosystems are present in predictable patterns. The defining characteristic of a dry climate is that annual losses of water through evaporation at the earth’s surface exceed annual water gains from precipitation. As a result of this overall water deficiency, few permanent streams 3 Xxxxxx (1998) originate in dry climate zones. Dry climates are the most extensive ecosystem in the world, and occupy one-quarter or more of the earth’s land surface. Climate is typical of a semi-arid, high plains steppe environment with relatively large seasonal and diurnal variations in temperature. Recurring periods of extended drought, sometimes lasting several years, are not unusual. Xxxxxxx are relatively short and warm, while xxxxxxx are longer and cold. Away from the mountains, the mean maximum temperature in July ranges from 85 to 95° F4. January is typically the coldest month, with mean minimum temperatures ranging from 5 to 10° F. Sunshine dominates approximately 60% of winter days and about 75% of summer days. The area is quite windy, with frequent periods of sustained winds from 30 to 40 miles per hour (mph) and regular gusts exceeding 60 mph. Snow typically falls from November through May, with periodic accumulations of more than 10 feet in the mountains and more moderate levels of snowfall and accumulation at lower elevations. The low relative humidity, high percentage of sunshine, and high average winds all contribute to a high rate of evaporation across the area.   • Common Areas Tenant shall have the non-exclusive right to use in common with other tenants in the Project, and subject to the Rules and Regulations referred to in Article 5 of this Lease, those portions of the Project which are provided, from time to time, for use in common by Landlord, Tenant and any other tenants of the Project (such areas, together with such other portions of the Project designated by Landlord, in its discretion, including certain areas designated for the exclusive use of certain tenants, or to be shared by Landlord and certain tenants, are collectively referred to herein as the “Common Areas”).   • PUBLIC WORKS AND BUILDING SERVICES CONTRACTS Work being done under a resulting Authorized User Agreement may be subject to the prevailing wage rate provisions of the New York State Labor Law. SHORT TERM EXTENSION In the event a replacement Contract has not been issued, any Contract let and awarded hereunder by the State, may be extended unilaterally by the State for an additional period of up to 3 months upon notice to the Contractor with the same terms and conditions as the original Contract including, but not limited to, prices and delivery requirements. With the concurrence of the Contractor, the extension may be for a period of up to 6 months in lieu of 3 months. However, this extension terminates should the replacement Contract be issued in the interim. PROCUREMENT INSTRUCTIONS Authorized Users should refer to the documents attached as Appendix G – Processes and Forms Templates for specific instructions on the usage of this Contract.
