Rent and Additional Rent Payments. Monthly Rent and Additional Rent and all other charges payable to the Lessor under this Lease shall constitute “rent” under applicable law. If Monthly Rent is not paid by the 5th day of the month and the Lessor has not delivered a notice to vacate, Monthly Rent may be accepted on the 6th day of the month or thereafter if accompanied by $50.00, plus an additional charge of $5.00 per day after the 6th day (up to a maximum of an additional $50.00) until payment is received. Lessee will also pay a charge of $25.00 for each returned check.
