Repair and Maintenance of Leased Premises. Except for any ------------------------------------------ repairs necessitated by the negligence, misuse or default of Landlord, its employees, agents, customers and invitees (other than Tenant), Tenant shall keep and maintain the Leased Premises in good order, condition and repair. Except for the services specified in Section 5.01, and except for ordinary wear and tear and damage which Tenant is not obligated to repair as provided elsewhere in this Lease, the cost of all reasonable repairs and maintenance to the Leased Premises shall be borne by Tenant, who shall be separately billed and shall reimburse Landlord for the same as additional rent.
