Services Provided by Landlord. Landlord shall provide the following facilities and services to Tenant: A. Electricity for normal lighting purposes and the operation of ordinary office equipment, subject to Section 7.03, below; B. Normal and usual cleaning and char services after Building Hours each day except on Saturdays, Sundays and legal holidays recognized by the United States Government; C. Rest room facilities and necessary lavatory supplies, including hot and cold running water at the points of supply, as provided for the general use of all tenants in the Building, and routine maintenance, painting, and electric lighting service for all Common Areas of the Building in such manner as Landlord deems reasonable; D. During Building Hours, central heating and air conditioning during the seasons of the year when these services are normally and usually furnished based upon standard electrical energy requirements of not more than an average of five (5) xxxxx per square foot of the Leased Premises and a human occupancy of not more than one person for each 150 square feet of rentable area of the Leased Premises. Landlord shall provide the aforesaid services at other times, at Tenant’s expense, provided Tenant gives Landlord notice by 1:00 p.m. on weekdays for after-hour service on the next weekday, by 1:00 p.m. the day before a holiday for service on a holiday, and by 1:00 p.m. on Friday for after-hour service on Saturday or service on Sunday. Such after-hour, holiday or special weekend service shall be charged to Tenant at rates to be calculated by Landlord, which rates shall be given to Tenant on request. While the current rate for such after hours HVAC is Fifty-Five Dollars ($55.00) per floor/per hour, Landlord reserves the right to reasonably adjust, from time to time, the rate at which such services shall be provided. Tenant shall pay for such service, as Additional Rent, within thirty (30) days of receipt of an invoice with respect thereto; E. Automatically operated elevator service, if applicable; F. All electric bulbs and fluorescent tubes for building standard light fixtures in the Leased Premises and Common Areas; G. Two (2) keys to the Leased Premises at no cost to Tenant, all additional keys at the cost of Tenant; and H. An electronically controlled perimeter access system to the Building’s entrance. Landlord shall provide Tenant with two (2) Building key cards at Landlord’s expense. Any additional or replacement cards shall be at Tenant’s expense. Individual security systems shall be installed by Tenant at Tenant’s cost.

Services Provided by Landlord. Landlord shall provide the following facilities and services in a manner reasonably consistent with the standard of other first-class suburban office buildings comparable to Tenantthe Building in the south Charlotte area: A. Electricity (i) Heating, ventilation, and air conditioning (HVAC) for the Premises during Business Hours, as hereinafter defined (and at Tenant’s election and expense, during non-Business Hours requested by Tenant), to maintain temperatures for normal lighting purposes office use and the operation of ordinary office equipmentoccupancy; provided, however, subject to the provisions in Section 7.035.5(c) herein, belowLandlord shall operate the Building’s HVAC system in a manner that will maintain in the Premises the following conditions: (A) summer indoor temperature of approximately 74° F dry bulb (plus or minus 2° F); and (B) winter indoor temperature of approximately 72° F dry bulb (plus or minus 2° F); B. Normal and usual cleaning and char services after (ii) Automatic passenger elevators providing service to the floors above the first floor in the Building Hours each day except on Saturdayswhich the Premises are located twenty-four (24) hours per day, Sundays and legal holidays recognized by seven (7) days per week. Additionally, one (1) of the United States Government; C. Rest room facilities and necessary lavatory supplies, including hot and cold running water at Building elevators (the points of supply, as provided “Loading Dock Elevator”) serves the loading dock for the general use Building with a separate rear door, and during any portion of the Lease Term in which Tenant is leasing from Landlord all tenants of the rentable space in the Building, Tenant shall at all times have access to such Loading Dock Elevator through such separate rear door (subject to occasional interruptions due to repairs and routine maintenance, painting), and electric lighting service for all Common Areas during any portion of the Building Lease Term in such manner as which Tenant is leasing from Landlord deems reasonable; D. During Building Hours, central heating and air conditioning during the seasons less than all of the year when these services are normally rentable space in the Building, Landlord agrees to provide Tenant with access to the Loading Dock Elevator through such separate rear door on a reasonable basis (subject to occasional interruptions due to repairs and usually furnished based upon standard electrical energy requirements of not more than an average of five (5) xxxxx per square foot of the Leased Premises and a human occupancy of not more than one person for each 150 square feet of rentable area of the Leased Premisesmaintenance). Landlord shall provide the aforesaid services at other times, at install protective padding in such elevator during Tenant’s expenseinitial move and installation of its furniture and equipment into the Premises; (iii) Janitorial services to the Premises for normal office use Monday through Friday, exclusive of holidays described in Section 5.2 herein, in substantial accordance with the janitorial specifications shown in Exhibit H hereto. At Tenant’s request, Landlord may, but shall not be obligated to, provide additional janitorial services beyond those required to be provided by Landlord pursuant to the immediately preceding sentence, provided Tenant gives Landlord notice by 1:00 p.m. on weekdays for after-hour service on the next weekday, by 1:00 p.m. the day before a holiday for service on a holiday, and by 1:00 p.m. on Friday for after-hour service on Saturday or service on Sunday. All electric bulbs lavatory, toilet, and fluorescent tubes for building standard light ordinary cleaning purposes to be drawn from approved fixtures in the Leased Building (see Section 8 of Exhibit C-1 hereto regarding the inclusion of hot water tanks as a part of the Tenant Improvements); (v) Electricity to the Premises during Business Hours in reasonable amounts necessary for normal office use, lighting, and HVAC, and providing for the Premises to have an electrical capacity of up to 6.0 xxxxx per square foot of Rentable Area of the Premises, exclusive of lighting. Additionally, the Building is equipped with an emergency backup generator to operate emergency lights and one elevator in the event of an interruption of electric utility service. Notwithstanding the electrical capacity of up to 6.0 xxxxx per square foot of Rentable Area of the Premises referenced above in this Section 5.1(a)(v), the threshold of “above standard” electrical consumption in the Premises that could trigger Additional Rent obligations of Tenant under Section 5.1(b) herein may be substantially lower than 6.0 xxxxx per space foot of Rentable Area of the Premises, and reference is made to the terms and provisions in Section 5.1(b) herein to determine if such Additional Rent payment obligation has been triggered; (vi) Replacement of Building Standard lighting tubes, lamp ballasts, and bulbs for 2’ x 2’ or 2’ x 4’ fluorescent fixtures only. Landlord shall also be responsible for maintaining, repairing and replacing any lamps, whether fluorescent or incandescent, for any special or non-Building Standard lighting fixtures, provided the costs incurred by Landlord in performing such work shall be reimbursed by Tenant to Landlord as Additional Rent within thirty (30) days after Landlord’s delivery to Tenant of an invoice for such costs; (vii) Window washing in the Premises, inside and outside, at reasonable intervals; (viii) Extermination and pest control when necessary; (ix) Building security services, including a card access system for the exterior doors of the Building (provided the costs incurred by Landlord in providing the initial access cards and any replacements to Tenant for distribution to Tenant’s employees and agents shall be reimbursed by Tenant to Landlord within thirty (30) days after Landlord’s delivery to Tenant of an invoice for such costs), roving security within the Business Park on a periodic basis as determined by Bissell Companies (in its capacity as property manager for the Building and for other buildings in the Business Park) and closed circuit surveillance cameras that record entries and exits via main Building access doors and activities in lobby foyers (provided, however, Landlord has informed Tenant that such surveillance cameras are not regularly monitored on a real-time basis). Notwithstanding the foregoing, during all portions of the Lease Term when Tenant is leasing from Landlord all of the rentable space in the Building, Tenant shall have direct operational control over the surveillance cameras located in the interior of the Building, provided Tenant (A) runs such surveillance cameras and records footage therefrom twenty-four (24) hours a day, seven (7) days a week at Tenant’s sole cost and expense; (B) retains such footage for a period of at least thirty (30) days after such footage is recorded at Tenant’s sole cost and expense; (C) reasonably cooperates in making such tapes available to Landlord to view in connection with any break-in, breach of security or any other incident which affects, or could potentially affect, Landlord’s interest in the Building and/or any property contained therein, or which exposes, or could potentially expose, Landlord to liability, increased costs (e.g., increase in insurance premiums) or other similar risks; (D) maintains such equipment and appurtenances in good condition at Tenant’s sole cost and expense; and (E) agrees to indemnify and hold harmless Landlord from and against any loss, cost or damage arising in connection with the use of such equipment during the period in which such equipment is in Tenant’s direct control pursuant to the terms hereof. Additionally, other than the surveillance cameras (including associated cabling) installed in the Building as of the Date of Execution, Landlord shall have no obligation to provide Tenant with additional surveillance equipment (e.g., monitors) unless otherwise expressly set forth in this Section 5.1(a)(ix); and, upon the expiration or earlier termination of this Lease or, at such time during the Lease Term when Tenant is no longer leasing from Landlord all of the rentable space in the Building, Tenant shall relinquish control of such equipment and appurtenances owned by Landlord, and such equipment and appurtenances shall be in generally the same condition as when Tenant assumed direct operational control of such items, normal wear and tear excepted. (x) Maintenance (including repair and replacement, where applicable) of the Exterior Common Areas (including, without limitation, the Parking Areas) and the Building-Specific Common Areas; G. Two , including the Building’s security, life/safety (2) keys including sprinkler), HVAC, mechanical, electrical and plumbing systems (excluding, however, any security, life/safety (including sprinkler), HVAC, mechanical, electrical and plumbing improvements installed in the Premises as part of the initial Tenant Improvements or any subsequent Improvements), the costs of which Landlord shall be permitted to the Leased Premises at no cost pass through to Tenant, all additional keys at the cost of Tenant; and H. An electronically controlled perimeter access system as Additional Rent, to the Building’s entrance. Landlord shall provide Tenant with two (2) Building key cards at Landlord’s expense. Any additional or replacement cards shall be at Tenant’s expense. Individual security systems shall be installed full extent allowed under the terms and provisions of Section 4.2 herein, subject to the terms and provisions of Section 6.5 relating to warranties held by Tenant at Tenant’s costrelative to the Tenant Improvements.

Services Provided by Landlord. Subject to the provisions of Article 2 hereof, Landlord shall will provide the following services, in a manner consistent with those provided in other first-class office facilities in the so-called "East-West Corridor" in DuPage County, Illinois, on all days excepting Saturdays, Sundays and those holidays set forth on Exhibit E attached hereto and made a part hereof ("Holidays"), and as otherwise stated (the cost of which services, except as otherwise provided herein, will be included among the Operating Expenses): (a) Nightly janitorial services to Tenant: A. Electricity for normal lighting purposes Monday through Friday in and about the Premises and the operation common areas of ordinary office equipmentthe Building, all as generally described on Exhibit F attached hereto and made a part hereof. (b) All electric lighting bulbs and tubes and all ballasts and starters within the Premises will be replaced by Landlord at the reasonable expense of Tenant and will be paid by Tenant upon receipt of invoice from Landlord as Rent. (c) Heat, ventilating and air conditioning from 7:00 a.m. to 7:00 p.m., Monday through Friday (other than Holidays), and from 8:00 a.m. to 1:00 p.m. on Saturdays (other than Holidays), subject to Section 7.03matters beyond Landlord's reasonable control. During other hours, below;Landlord will provide such additional amounts of heating, ventilating and air conditioning upon a reasonable advance notice from Tenant to Landlord, which advance notice will not be later than 3:00 p.m. on the day on which such additional service is requested (or 3:00 p.m. on the business day before a Saturday, Sunday or Holiday). Landlord will have the right to limit the number of elevators to be in operation on Saturdays, Sundays and legal holidays recognized by Holidays. (f) Maintenance in good order, condition and repair of the United States Government; C. Rest room facilities Parking Garage and necessary lavatory supplies, including hot and cold running water at the points of supply, as provided for the general use of all tenants in the BuildingParking Area (if any), and routine maintenanceall driveways leading thereto and keeping the same free from any unreasonable accumulation of snow. Landlord will keep and maintain the landscaped area, paintingthe Parking Garage and the Parking Area (if any) in a neat, orderly and electric lighting service for all Common Areas reasonably well-lit condition. The Executive Parking Area of the Building in such manner as Landlord deems reasonable; D. During Building Hours, central heating and air conditioning during the seasons of the year when these services are normally and usually furnished based upon standard electrical energy requirements of not more than an average of five (5) xxxxx per square foot of the Leased Premises and Parking Garage will include a human occupancy of not more than one person for each 150 square feet of rentable area of the Leased Premisescontrolled access system. Tenant, and its employees, agents, licensees and invitees, will not be permitted to use more spaces in the Parking Garage or the Parking Area (if any) than those attributable to the Premises pursuant to the Parking Capacity, and the use of all parking spaces in the Parking Garage and the Parking Area (if any) will be subject to such reasonable rules and regulations as Landlord may from time to timetime institute. Further, the rate at which such services shall be provided. Tenant shall pay for such service, as Additional Rent, within thirty (30) days of receipt of an invoice with respect thereto; E. Automatically operated elevator service, if applicable; F. All electric bulbs and fluorescent tubes for building standard light fixtures Landlord may reserve parking spaces in the Leased Premises and Common Areas; G. Two (2) keys Parking Area in a location from time to time designated by Landlord, for the exclusive use of visitors to the Leased Premises at no cost to TenantBuilding and other tenants in the Building (and their respective employees, licensees and invitees). Landlord will also maintain in good, clean order, condition and repair, and will perform and make all reasonably necessary maintenance, repairs and replacements to, all additional keys at of the cost structural components of Tenant; andthe Building, and the common areas and common building systems of the Building. H. An electronically controlled perimeter (g) Subject to the Building Rules and Regulations to which reference is made in Section 16.19 hereof and other reasonable security restrictions, and except for matters beyond Landlord's reasonable control, access system to the Building’s entrance, the Parking Garage, the Parking Area (if any) and the Premises on a 24 hours per day, 7 days per week and 365 days per year basis. (h) The Deli for the use of, among others, Tenant's employees and invitees. (i) The Fitness Center for the use of, among others, Tenant's employees. There will be no on-site director or other staff for the Fitness Center, and the use thereof will be on a first come, first serve basis, depending on the availability of equipment and other facilities therein. There will be no separate charge for the use of the Fitness Center. Services Provided by Landlord. Maintenance of electric bulbs and other lighting elements for Building standard light fixtures in the Common Areas and Parking Garage; E. Provision of a lobby attendant on Business Days from 6:00 AM through 6:00 PM local time; F. During Building Hours, central heating and air conditioning during to the seasons Operating Standard. Capacity of Building HVAC system will be sized in accordance with cooling and heating load calculation procedures established by ASHRAE and local climatic conditions, and the HVAC system will comply with state and local building codes. Systems for the introduction of outside air for ventilation shall be designed, maintained and operated to meet or exceed the requirements of ASHRAE Standard 62.1-2007, unless local requirements are more demanding. At a minimum, the system shall provide 1 ton of cooling for every 340 USF and 1.0 CFM per 1 RSF of air circulation capacity, based on a 55°F supply air temperature; G. Tenant acknowledges, agrees and covenants that all Tenant lighting within the Premises is required to comply with the prescriptive requirements defined in Table 140.6-C of the year when these services are normally 2019 California Energy Code (Title 24 Part 6). Subject to the availability of electricity from Pacific Gas & Electric (or other applicable electrical utilities provider), Landlord shall provide electricity for normal office purposes at all times, including task and usually furnished based upon standard electrical energy requirements of task ambient lighting systems, normal office equipment, including, but not more than an average of five (5) xxxxx per square foot of the Leased Premises limited to, copy machines, computers, terminals, communications and a human occupancy of not more than one person for each 150 square feet of rentable area of the Leased Premisesaudiovisual equipment, vending machines, and kitchen equipment. Landlord shall provide the aforesaid services at other times, at Tenant’s expense, provided Tenant gives Landlord notice by 1:00 p.m. on weekdays for after-hour service on the next weekday, by 1:00 p.m. the day before a holiday for service on a holiday, and by 1:00 p.m. on Friday for after-hour service on Saturday or service on Sunday. Tenant shall pay for such service, as Additional Rent, within thirty (30) days of receipt of an invoice with respect thereto; E. Automatically operated elevator service, if applicable; F. All electric bulbs and fluorescent tubes for building standard light fixtures in the Leased Premises and Common Areas; G. Two (2) keys to the Leased Premises at no cost to Tenant, all additional keys at the cost of Tenantusable square foot; and H. Services Provided by Landlord. 30.1. Electrical facilities to furnish sufficient power for personal computers and other machines of similar low electrical consumption, including electricity required for duplicating equipment; but not including special lighting in excess of Building standard, or any other item of electrical equipment, the electrical power requirement of which singly consumes more than 0.25 kilowatts per square foot hour at rated capacity or requires a voltage other than 120 volts single phase; and provided further that if any installation of said electrical equipment requires additional air conditioning capacity above that provided by the Building’s standard system, then the additional air conditioning installation and operating costs shall be the sole obligation of Tenant. Tenant shall pay to Landlord, as Additional Rent and billed monthly such charges as may be separately metered (the cost of any such meter and its installation to be borne by Tenant) or as Landlord’s engineer may compute fur any electrical service in excess of that stated above. 5.1.6. Tenant shall pay Additional Rent provided for in this Subarticle 5.1 not later than ten (10) days after presentation of a descriptive invoice therefor by Landlord, and Tenant’s failure to timely pay such amount shall subject Tenant to default provisions and late payment charges under this Lease. 5.2. Failure by Landlord to furnish these defined services, or any cessation or interruption thereof, shall not render Landlord liable in any respect for damages to either persons or property, unless caused by the negligence or willful misconduct of Landlord; its agents, employees or contractors. Should any of the equipment or machinery break down, or for any cause cease to function properly, Landlord shall use reasonable diligence to restore such service. 5.2.1. Notwithstanding the provisions of Article 5.2 and excluding the Storage Space, in the event Landlord fails to provide any of the services described herein (through no fault of Tenant, Tenant’s agents, representatives, successors, assigns, shareholders, employees, contractors, directors or officers), and such failure (i) is the result of conditions within Landlord’s control, (ii) renders the Leased Premises untenantable (i.e., Tenant cannot reasonably conduct its business therein), and (iii) continues for more than five (5) consecutive business days after written notice from Tenant, then the Tenant’s sole and exclusive remedy shall be to have all rent abated proportionately as to that portion of the Leased Premises rendered untenantable for permitted use under the Lease until such services are restored or the Leased Premises are otherwise rendered tenantable again. Notwithstanding any provisions to the contrary elsewhere in the Lease, if such services are not restored to the entire Leased Premises after twenty (20) consecutive days, for any reason whatsoever excepting those items covered by Article 12 of this Lease, Tenant shall have the right to terminate this Lease as Tenant’s sole and exclusive remedy upon written notice to Landlord at any time after the twenty (20) day period but prior to the restoration of service (but not thereafter). The term “untenantable” as used herein shall mean that, as a human occupancy result of not the continuous (for the periods set out hereinabove) failure or interruption of such utility services; Tenant is unable to use the Leased Premises for the purpose for which it was intended. 5.3. Should Tenant desire any additional services beyond those described in Subarticle 5.1 above, or desire rendition of such services outside the normal limes such services are provided by Landlord, then Landlord may (at Landlord’s option), upon reasonable advance notice from Tenant to Landlord, furnish such services and Tenant agrees to pay Landlord such charges as may be agreed upon between Landlord and Tenant, but in no event at a charge more than Landlord’s actual cost, plus five percent (5%) thereof as overhead for the additional services; provided, it being agreed that the cost to Landlord of such additional services shall be excluded from the “Basic Cost” as that lerm is defined in Article 8 of this Lease. 5.4. Landlord shall furnish Tenant, at Landlord’s cost, up to one person hundred eighty (180) 24-hour access cards and up to one hundred eighty (180) keys (whichever is applicable) for each 150 square feet of rentable area of corridor door entering the Leased Premises. Access cards shall be coded as to allow elevator access as directed by Tenant to the Leased Premises. Additional keys will be furnished at a charge of $5.00 each and additional 24-hour access cards shall be furnished at a cost of $15.00 each. Request for additional keys or access cards shall be on a written order signed by Tenant or Tenant’s duly authorized representative. All keys/cards shall remain the property of Landlord. Replacement of lost, stolen, or broken access cards will be at a cost of $15.00 per card. Except for Excluded Areas as provided in the Final Plans, no additional locks shall be allowed on any door of the Leased Premises without the express written permission of Landlord first received, and Tenant shall not make or permit to be made any duplicated keys. Upon termination of this Lease, Tenant shall deliver to Landlord all keys/cards to the Leased Premises and shall give to Landlord a full explanation of any combinations for all locks for safes, and vault doors, if any, in the Leased Premises. Subject to the provisions of Article 2 hereof, Landlord shall will provide the following services, in a manner consistent with similar services provided in other first class (i.e., Class A) office buildings in Lake Forest, Illinois (“Comparable First Class Buildings”), on all days excepting Saturdays, Sundays and those holidays set forth on Exhibit E attached hereto and made a part hereof (“Holidays”), and as otherwise stated (the cost of which services, except as otherwise provided herein, will be included among the Operating Expenses): (a) Nightly janitorial services Monday through Friday (other than Holidays) in and about the Premises. The janitorial services furnished to the Premises will include cleaning, trash removal, necessary dusting and vacuuming, maintaining towels, tissue and other restroom supplies and such other work as is customarily performed in connection with nightly janitorial services in other Class A office facilities in the vicinity of the Building, as generally described on Exhibit F attached hereto and services made a part hereof. (b) All electric lighting bulbs and tubes and all ballasts and starters within the Premises will be replaced by Landlord at the reasonable expense of Tenant and will be paid by Tenant upon receipt of invoice from Landlord as Rent. (c) Heat, ventilating and air conditioning from 8:00 a.m. to Tenant: A. Electricity for normal lighting purposes 6:00 p.m., Monday through Friday (other than Holidays), and the operation of ordinary office equipmentfrom 8:00 a.m. to 1:00 p.m. on Saturdays (other than Holidays), as generally described in Exhibit G attached hereto and made a part hereof, subject to Section 7.03matters beyond Landlord’s reasonable control. During other hours and days, below;Landlord will provide such additional amounts of heating, ventilating and air conditioning upon a reasonable advance notice from Tenant to Landlord, which advance notice will not be later than 12:00 noon on the day on which such additional service is requested (or 12:00 noon on the business day before a Saturday, Sunday or Holiday). Tenant, upon presentation of a xxxx therefor, will pay Landlord for such service on an hourly basis at a rate of $85.00 per hour, which charges may be increased if energy costs increase (provided that such increases shall not exceed the actual cost incurred by Landlord therefor). If such extended service is not a continuation of that furnished during regular business hours as described above, Tenant will pay for a minimum of three (3) hours of such service. B. Normal (d) Hot and usual cleaning cold water from the regular building outlets for lavatory and char services after Building Hours each day except drinking purposes. (e) Passenger elevator service in common with other tenants to be provided by three (3) automatic elevators, one of which is a “swing” elevator for use also as a freight elevator. Landlord will have the right to restrict the use of elevators for freight purposes to the “swing” freight elevator and to hours to be reasonably determined by Landlord. Landlord will have the right to reasonably limit the number of elevators to be in operation on Saturdays, Sundays and legal holidays recognized Holidays. Subject to any actual delay that is caused or contributed to by act or omission of Tenant, or those acting for or under Tenant, or by a labor dispute, casualty, act of God or the United States Government;public enemy, governmental embargo restriction, shortage of fuel, labor, or building materials, action or non-action of public utilities, or of local, state or federal governments affecting the work, or other causes beyond Landlord’s reasonable control (an “Excused Delay”), at least one (1) such passenger elevator will be available at all times during the Term. C. Rest room facilities (f) Maintenance in good order, condition and repair of the Parking Area and all driveways leading thereto and keeping the same free from any unreasonable accumulation of snow. Landlord will keep and maintain the landscaped exterior areas in the vicinity of the Building and the Parking Area in a neat and orderly condition (and in the case of the Parking Area, in a reasonably well-lit condition). Landlord will also maintain in good, clean order, condition and repair, and will perform and make all reasonably necessary lavatory suppliesmaintenance, repairs and replacements to, (i) the roof, (ii) all of the structural components (including hot the foundation and cold exterior walls), (iii) the elevators, (iv) all other common areas and building systems (including plumbing, electrical and HVAC systems), equipment and conduits of the Building (including within and running water at through the points of supplyPremises), as provided except any such building system, equipment or conduit that is installed in the Premises by Tenant, and (v) the Common Area, the Parking Area and all driveways, sidewalks and landscaping within the Office Complex. (g) Subject to the Rules and Regulations and other reasonable security restrictions, and except for the general use of all tenants in matters beyond Landlord’s reasonable control, access to the Building, the Parking Area and routine maintenance, painting, and electric lighting service for all Common Areas of the Building in such manner as Landlord deems reasonable; D. During Building Hours, central heating and air conditioning during the seasons of the year when these services are normally and usually furnished based upon standard electrical energy requirements of not more than an average of five (5) xxxxx per square foot of the Leased Premises and a human occupancy of not more than one person for each 150 square feet of rentable area of the Leased Premises. Landlord shall provide the aforesaid services at other times, at Tenant’s expense, provided Tenant gives Landlord notice by 1:00 p.m. on weekdays for after-hour service on the next weekday, by 1:00 p.m. the day before a holiday for service on a holiday24 hours per day, 7 days per week and by 1:00 p.m. on Friday for after-hour service on Saturday or service on Sunday. Such after-hour, holiday or special weekend service shall be charged to 365 days per year basis. (h) Tenant at rates to be calculated by Landlord, which rates shall be given to Tenant on request. While the current rate for such after hours HVAC is Fifty-Five Dollars ($55.00) per floor/per hour, Landlord reserves will have the right to reasonably adjustaccess any previously-installed Base Building communications systems, subject to Landlord’s prior reasonable written approval from time to time, the rate at which such services shall be provided. Tenant shall pay for such serviceand also subject to Tenant’s payment of any prevailing charges therefor, as Additional Rentreasonably established by Landlord from time to time. In addition, within thirty (30) days subject to this Section 5.1(h), Tenant will have the right to install, maintain and operate on the roof of receipt the Building, and will have the obligation to remove at the end of an invoice with respect thereto; E. Automatically operated elevator servicethe Term, if applicable; F. All electric bulbs all at Tenant’s sole cost, expense and fluorescent tubes risk, a satellite or microwave “dish” for building standard light fixtures transmission and reception purposes and other equipment/infrastructure supporting Tenant’s operation in the Leased Premises (collectively, “Tenant’s Roof Equipment”), all of which Tenant’s Roof Equipment will conform with specifications that Tenant will deliver to Landlord prior to any such installation, maintenance and Common Areas; G. Two operation, and which will be subject to Landlord’s prior reasonable written approval. The installation and maintenance of any such Tenant’s Roof Equipment will comply with any and all applicable laws. Further, (2i) keys the location thereof will be as Landlord may designate; (ii) any structural support therefor that Landlord may reasonably determine is required in addition to the Leased Premises at no cost to Tenantstructural support contemplated in connection with the construction of the Base Building, all additional keys will be at the sole cost and expense of Tenant; and(iii) the installation, maintenance and operation of any such Tenant’s Roof Equipment will not, among other things, xxxxxx the roof or roof membrane or otherwise cause any damage to the roof or structural support of the Building, or interfere with the operation of the Building’s systems; (iv) Tenant will be solely responsible for obtaining and maintaining reasonable property and liability insurance in connection with any such Tenant’s Roof Equipment; and (v) Tenant will be solely responsible for all costs and expenses relating to the removal of any such Tenant’s Roof Equipment at the expiration of the Term (including, without limitation, any and all patching or restoration work required in order to return the roof or structural support of the Building to substantially the condition thereof prior to the installation of any such Tenant’s Roof Equipment). Landlord will provide Tenant with access to and through the Building’s telecommunications room(s) and shaft, riser and conduit space leading to such telecommunications room(s) to the Premises and from the Premises to the roof of the Building, in each case, which is reasonably sufficient in connection with Tenant’s operation of Tenant’s Roof Equipment. H. An electronically controlled perimeter (i) Tenant shall have the right to install, maintain and operate a security system in the Premises (“Tenant’s Security System”), which security system may incorporate key card access. Landlord shall reasonably cooperate with Tenant to ensure that the keyless entry components of Tenant’s Security System are compatible with the keyless entry system for the Building. Tenant’s Security System shall at all times be maintained, repaired and replaced as needed by Tenant, at Tenant’s sole cost and expense. Landlord’s prior reasonable consent shall be required to the installation of Tenant’s Security System to the extent that any portion thereof adversely affects the structural, mechanical, electrical, plumbing, fire/life safety or heating, ventilating and air conditioning systems of the Building. Landlord shall have no liability for any failure or other breach of Tenant’s Security System. Tenant’s Security System shall (i) not interfere with Landlord’s ability to access system the Premises as and when necessary in order for Landlord to fulfill Landlord’s obligations under this Lease (it being agreed that Tenant shall supply Landlord with security cards or other means of accessing the Premises) and (ii) at all times comply with any and all applicable laws. If requested by Landlord, Tenant will remove Tenant’s Security System from the Building upon the expiration or sooner termination of this Lease, and Tenant, at Tenant’s sole cost and expense, will repair any damage to the Building resulting from such removal. (j) A proximity card access system; provided, however, that Landlord will not be liable for any lack of security in respect to the Office Complex whatsoever. (k) Fiber optics to the Building’s entrance. Landlord shall provide Tenant with two (2) Building key cards at Landlord’s expense. Any additional or replacement cards shall be at “NET POP” on the first Floor and available for Tenant’s distribution (at its sole cost and expense. Individual security systems shall be installed by Tenant at Tenant’s cost) to the Premises. (l) Window washing for the exterior windows of the Building. (m) Pest control for the Building.

Services Provided by Landlord. Provided that Tenant is not in default hereunder, Landlord agrees to furnish or cause to be furnished to the Premises, the utilities and services described below, subject to the Rules and Regulations for the Project and conditions and standards set forth below (subject to the last sentence of this Section 6.1): (a) Landlord shall furnish to the Premises, subject to interruptions beyond Landlord's control, electric current as required by standard office lighting and receptacles up to 6.5 xxxxx per square foot, net of HVAC load. Services Provided by Landlord. Landlord shall provide: a) Heating, ventilation and air conditioning (hereinafter called "HVAC") to the Demised Premises during Building Hours, as appropriate for the season, and lighting and electric energy for the Common Office Facilities as in Landlord's sole judgment is necessary or desirable to insure proper operation of the Office Building. As used in this Lease the "Building Hours" shall be Monday through Friday, 8:00 a.m. to 7:00 p.m., and Saturday from 9:00 a.m. to 2:00 p.m., excluding Sunday and those holidays set forth as follows: New Year's Day, President's Day, memorial Day, July 4th, Labor Day, Thanksgiving Day, and Christmas Day. By way of example and not limitation, by 1:00 assume that Tenant requests HVAC service Saturday morning from 9:00 a.m. to 12:00 p.m. and another tenant in the Office Building who leased 14,735 square feet and whose HVAC is provided through the same HVAC unit which also supplies the Demised Premises and such other tenant also requests such HVAC service for the same day before a holiday and time, then the cost for such HVAC service on a holiday, and by 1:00 p.m. on Friday for after-hour service on Saturday or service on Sunday. Such after-hour, holiday or special weekend service shall be charged to Tenant at rates to be calculated by Landlord, which rates shall be given to Tenant on request. Services Provided by Landlord. Services Provided by Landlord. Tenant shall be responsible for all lighting bulb/tube replacement in special, non-standard fixtures and/or equipment: (g) provide one annual exterior window washing; and (h) keep Common Areas & exterior of the Building in such manner as Landlord deems reasonable; D. Services Provided by Landlord. Services Provided by Landlord.
