Cleaning Services. Students living in affiliated housing, Independence Plaza, Falls Center and the Townhouses are responsible for any and all housekeeping duties within their assigned unit, including the bathrooms. Students living in the residence halls are responsible for all housekeeping duties within their assigned rooms. Housekeeping is provided for common areas only (lounges, hallways, bathrooms, etc.)
Cleaning Services. Tenant shall be responsible throughout the term of the Lease for supplying cleaning services to the Premises, which cleaning services shall be of a type and kind prevalent in other first class office buildings in the Albany, New York area. Landlord shall be responsible for supplying the same standard of cleaning service in the Building common areas, the cost of which shall be treated as a Landlord Operating Expense.
Cleaning Services. Tenant shall not permit window-cleaning or other exterior maintenance and janitorial services in and for the Premises to be performed except by such person(s) as shall be approved by Landlord and except during reasonable hours designated for such purposes by Landlord.
Cleaning Services. Subject to the terms of this Agreement, ▇▇▇▇▇ Cleaning Services Pty Ltd and its network of service providers agrees to provide either commercial, domestic and/or construction services (the "Service") to the Customer at an address specified by the Customer (the "Premises").
a. The Service will be for such duties as agreed with the Customer upon booking. Additional requirements will be discussed at the time of site inspection.
b. At our discretion we may provide one or more service providers to attend the Premises to provide the Service at a time and date mutually agreed between ▇▇▇▇▇ Cleaning Services Pty Ltd and its subsidiaries and the Customer (the "Service Time").
c. The service provider endeavors to provide the Service faithfully, diligently and in a timely and professional manner.
Cleaning Services. 38.1. So long as Tenant is not in default under this Lease beyond any applicable notice and grace period, Landlord shall provide services for maintenance of the grounds, common areas and parking areas and such other cleaning services within the Demised Premises as are set forth on the “Cleaning Service Rider” annexed hereto and made a part hereof as Exhibit E, as the same may be reasonably amended from time to time by Landlord.
38.2. Tenant hereby acknowledges that Landlord’s obligation to cause the office areas of the Demised Premises to be cleaned excludes any portions of the Demised Premises not used as office areas (e.g., storage rooms, mail room, computer areas, laboratories, private lavatories and areas used for the storage, preparation, service or consumption of food or beverages). Tenant shall pay to Landlord the cost of removal from the Demised Premises of any of Tenant’s refuse or rubbish other than ordinary office waste, and Tenant, at Tenant’s sole cost and expense, shall cause all portions of the Demised Premises not used as office areas to be cleaned daily in a manner reasonably satisfactory to Landlord. Tenant also shall cause all portions of the Demised Premises used for the storage, preparation, service or consumption of food or beverages to be exterminated against infestation by vermin, roaches or rodents regularly and, in addition, whenever there shall be evidence of any infestation. Tenant shall contract directly with Landlord or, at Landlord’s option, directly with Landlord’s contractors, for the removal of such other refuse and rubbish and for cleaning services in addition to those furnished by Landlord and for extermination services required hereunder. Nothing in this Section 38.2 shall be deemed to grant Tenant the right to use any portion of the Demised Premises for any purpose other than as set forth in Article II hereof.
Cleaning Services. Tenant shall not engage any person or company other than Landlord’s janitorial service to perform cleaning services within the Premises, unless otherwise agreed in writing by Landlord.
Cleaning Services. (i) Tenant shall cause all areas of the Demised Premises, including the executive and administrative portions thereof to be cleaned at its own expense by a cleaning contractor reasonably approved by Landlord.
(ii) Tenant, at its expense, shall cause all portions of the Demised Premises to be exterminated against infestation by vermin, roaches or rodents regularly and, in addition, whenever there shall be evidence of any infestation.
(iii) Only Landlord or any one or more persons, firms or corporations authorized in writing by Landlord shall be permitted to act as maintenance contractor for any waxing, polishing, cleaning and maintenance work in the Demised Premises. Nothing herein contained shall prohibit Tenant from performing such work for itself by use of its regular employees. Landlord may fix, in its absolute discretion, at any time and from time to time, the hours during which and regulations under which such services are to be furnished. Landlord expressly reserves the right to act as or to designate, at any time and from time to time, an exclusive contractor for all or any one or more of such services, provided that the quality thereof and the charges therefor are reasonably comparable to that of other contractors, and Landlord expressly reserves the right to exclude from the Building any person, firm or corporation attempting to furnish any of such services.
Cleaning Services. Tenant agrees that they will not permit window cleaning or other exterior maintenance and janitorial services in and for the Premises to be performed, without the prior approval of Landlord.
Cleaning Services. The LANDLORD shall provide such cleaning services, if any, to the LEASED PREMISES as it may in its sole and absolute discretion deem necessary or advisable, it being understood that the LANDLORD shall be under no obligation whatsoever to provide such cleaning services.
