Showing Leased Premises. To permit the Landlord and its authorized agents and employees to show the Leased Premises to prospective purchasers and lenders at any time during or after Normal Business Hours and to prospective tenants during Normal Business Hours of the last six months of any lease term and whenever the Tenant is in arrears of rent for more than 45 days in an amount equal to or in excess of one month Basic Rent. In addition, to permit the Landlord - if the Leased Premises are located at the ground floor on Lougheed Highway or in the portion of the Building designated for warehouse use - to install, during the last six months of any lease term, a sign on the outer wall of the Leased Premises facing the street or in or about one of the Tenant's windows (such sign not to unreasonably reduce visibility through such window)to advertise the Leased Premises for lease.

Showing Leased Premises. The Landlord may at any time within six (6) months before the end of the Term enter the Leased Premises and bring others at all reasonable hours for the purposes of offering the same for rent and the Landlord may place upon the Leased Premises or elsewhere in or on the Building a notice that the Leased Premises are available for lease.
