Sublease Profits. Lessee shall pay to Lessor, as additional Base Rent, fifty percent (50%) of any "profits" from any sublease of the Premises or a portion thereof or an assignment of the Lease. For purpose of this paragraph, "Profits" shall mean the amount by which (i) all rentals and other payments received by Lessee during the preceding calendar month from or on behalf of subtenants hereunder exceeds (ii) the sum of (x) all Base Rent paid hereunder during the proceeding calendar month, plus (y) all attorney fees, brokerage commissions, and other direct out-of-pocket payments made by Lessee to obtain subtenants or an assignment, plus (z) the cost to Lessee of all Leasehold improvements (this is excluding furniture, equipment and machinery) made to obtain such subtenants or assignee, all amortized over the term of any sublease or assignment.
Sublease Profits. Provided the Sublease remains in full force and effect, Tenant agrees to pay to Landlord each month along with the base monthly rent due under the Lease, any sums due Pursuant to Section 17.B of the Lease. For the purposes hereof, 100% of all proceeds from further subleasing or assignment by Subtenant which constitute excess rent calculated pursuant to Section 9 (a) of the Sublease shall be used in calculating any sums due Landlord from Tenant under section 17.B, such that if and to the extent that the amount payable to Subtenant under any further subleasing or assignment by Subtenant exceeds the amount payable by Tenant under the Lease, Landlord will be entitled to fifty percent (50%) of such excess (as an example, assuming that the amount payable under the Lease is $2.00 per rentable square foot, if Subtenant further subleases all or any portion of the Sublet Premises for $3.00 per rentable square foot, Landlord will be entitled to fifty percent (50%) of the excess over the amount payable under the Lease, or $.50 per rentable square foot).
Sublease Profits. Landlord and Tenant agree that after making deductions based on the terms of Section 29.B.(i)-(vi) of the Lease, Landlord shall not be entitled to any payment of excess or bonus rent paid by Subtenant to Tenant under the terms of the Sublease. Landlord shall also not have any right to any portion of the amounts paid in consideration of the Transferred Property as identified in paragraph 10 of the Sublease.
Sublease Profits. Effective as of the date of this Amendment, Landlord waives its right to receive any portion of the profits received by Tenant under any sublease of any portion of the Premises.
Sublease Profits. The fourth sentence of the fourth paragraph of Section 6.8 of the Existing Lease is hereby amended by deleting the clause “fifty percent (50%) of any amounts the Tenant receives” and replacing it with the clause “one hundred percent (100%) of any amounts the Tenant receives.”
Sublease Profits. Pursuant to Section 31 of the Lease, provided the Sublease remains in full force and effect, Tenant agrees to pay to Landlord each month along with the base monthly rent due under the Lease, the sum of N/A representing Landlord's fifty percent (50%) share of the amount by which the consideration received pursuant to the Sublease exceeds the amount due to Landlord under the Lease less the reasonable subletting costs.
Sublease Profits the excess of revenues generated by or consideration received from the subleasing of the Premises or assignment of this Lease in whole or in part, over the Rent applicable thereto, after deducting the following costs of subletting or assignment: any period of rent concessions granted to the subtenant or assignee, reasonable attorneys’ fees, reasonable commissions, tenant improvement allowances and the costs of improvements and alterations to the Premises made by or paid for by the sublessor or assignor in connection with the sublease or assignment.
Sublease Profits. If Landlord consents to any sublease, upon Landlord’s demand, Tenant will pay to Landlord fifty (50%) of all Rent, Additional Rent, or any other consideration paid by or on behalf of such subtenant in connection with the sublease in excess of Base Rent and Additional Rent payable by Tenant under this Lease during the period of the sublease (net of any expenses of Tenant reasonably related to making the Premises available for the sublease, including, but not limited to, attorney’s and consultant’s fees, tenant improvement allowances, leasing commissions or other broker fees, and other rental concessions) (“Transfer Profits”).

Sublease Profits. Pursuant to Section 29 of the Lease, provided the Sublease remains in full force and effect, Tenaxx xxxees to pay to Landlord each month along with the base monthly rent due under the Lease, the sum outlined on the attached spreadsheet representing Landlord's fifty percent (50%) share of the amount by which the consideration received pursuant to the Sublease exceeds the amount due to Landlord under the Lease less the reasonable subletting costs.
