Tenant Not to Overload Floors. The Tenant will not bring upon the Building or the Leased Premises any machinery, equipment, article or thing that by reason of its weight, size or use, might in the opinion of the Landlord damage the Building or the Leased Premises and will not at any time overload the floors of the Leased Premises. If any damage is caused to the Building or the Leased Premises by any machinery, equipment, object or thing or by overloading, the Tenant will forthwith repair such damage, or, at the option of the Landlord, pay the Landlord within five (5) days after demand as Additional Rent the cost of repairing such damage plus a sum equal to fifteen percent (15%) of such cost representing the Landlord's overhead and administrative costs.
