The Tenant will Sample Clauses

The Tenant will. (a) Pay the Rent at the times and in the manner specified. Payment will be made by a single standing order from a bank account approved by the landlord into the Landlord’s bank account. (b) make a full inspection of the premises within the first week of the term of the Tenancy and notify the Landlord in writing of any defects in the premises or in the furniture and equipment. In the absence of such notification the Tenant will be charged for anything that is not considered to be of fair “wear and tear.” (c) Permit the Landlord or the Landlord's agent at reasonable hours in the daytime to enter the Property to view the state and condition thereof. (d) Not assign, sublet, or otherwise part with possession of the Property in any way without the Landlord’s written consent. (e) Not carry on on the Property any profession, Trade, or business or let apartments or receive paying guests on the Property or place or exhibit any notice board or notice on the Property for any other purpose than that of a strictly private residence. (f) agree that the Landlord can erect a ‘To Let’ or ‘For Sale’ sign at his discretion. (g) Not to alter or damage the structure of the premises, nor to attach anything (internally or externally) to it, the walls or doors (including shelves), nor to redecorate without the prior written consent of the Landlord; (h) Upon discovery, to report to the Landlord any damage to or defect in the premises, furniture or equipment. (i) To keep the interior of the premises, the furniture and equipment in good and clean condition and to return them as the end of the tenancy in the same condition as set out in the Inventory save only for wear & tear, failing which to reimburse the Landlord such reasonable cost of any repair or replacement as is notified by the Landlord to the Tenant within one month of the return of the keys. (j) Not do or suffer to be done on the Property anything which may be or become a nuisance or annoyance to the Landlord or the Tenants or occupiers of any adjoining premises or which may vitiate any insurance of the Property against fire or otherwise or increase the ordinary premium for such insurance. (k) Permit the Landlord, Landlord's agent or Contractors at reasonable hours in the daytime to enter and view the Property with prospective Tenants for the next academic year and to carry out any repairs. The Tenant will. To notify the suppliers of gas, water, electricity and telephone services to the Property that this Tenancy has started and to apply for the accounts for the provision of those services to be sent in the name of the Tenant.
The Tenant will. 1.1 Pay the rent on the due date strictly by standing order. In the event that the rent is paid by any other method (e.g cash/cheque) then a surcharge of ₤5 will be levied for each payment. 1.2 Use the property in the manner a good tenant would. 1.3 Pay 50% share of the costs and disbursements in relation to the preparation of the inventory and “check outat the end of the tenancy. The other 50% to be paid by the landlord. 1.4 Pay all charges for any electricity, gas, water, television or telephone used at or supplied to the property and council tax that might be charged in addition to or replacement of it during the term. It is the responsibility of the Tenant to read and record all meter readings at the beginning of the tenancy and to inform the supplier(s) of these readings. Property Solutions or the Landlord will not be held responsible if this is not adhered to. The tenants must also read the meters at the end of the tenancy and give these to the supplier along with a forwarding address for final bills to be sent to them. Information on the supplier and meter readings at the end of the tenancy must be given to Property Solutions or the Landlord when keys are returned. 1.5 Keep the interior of the property in a good, clean and tenable state and condition and not to damage or injure the property including the interior walls by hanging of pictures and posters. Blue tack and similar adhesive products are not permitted. A reasonable number of picture hooks will be permitted. 1.6 Keep the exterior free from rubbish, including bin bags, which will be put out on the day of collection, to maintain the gardens front and back, you are to provide your own tools. Alternatively you can use the service of our independent gardener who will charge a fee dependent on the size and condition of the garden. Charges will be detailed in the property handbook issued at the start of the tenancy agreement. 1.7 Check the inventory and report any errors/deficiencies to the Landlord’s Agent, returning a copy with any annotations/corrections as necessary within 7 days. It is worth pointing out that sometimes when deductions have been made from deposits in the past, tenants have subsequently claimed that the property was “like that when we moved in”. Therefore it is absolutely vital that the deficiency is clearly highlighted on the inventory at the beginning of your tenancy otherwise there will be a deduction made from the deposits when you vacate the property in accordance with t...

The Tenant will a. Agree to adhere to and obey the rules and regulations of the Property as may be made and varied from time to time and notified to the Tenant in a tenant handbook, or exhibited at the main office of the Property. b. Pay the rent in the manner due and at the times specified regardless of whether this is demanded or not. c. Keep the interior of the Flat together with all fixtures and fittings of the Flat and the Landlord’s contents in good condition and not to alter the Flat or make any holes or affix anything to the walls ceiling and floors of the Flat (pictures, posters or other articles). d. Not change the internal or external colour of the Flat. e. Not carry on any trade, profession or business, on or from the Flat and to use the Room as a single private residence only in the occupation of the Tenant. f. Not assign or sub-let the Room or any part thereof, or permit any other person to reside in, or occupy, the Room.
The Tenant will. (a) insure and keep insured the glass windows on the Demised Premises, and will deposit certificates with respect to such insurance with the Landlord. (b) carry public liability insurance in such amounts as shall from time to time be reasonable (but in no event less than $2,000,000.00 inclusive of all injuries or death to persons or damage to property of others arising from any one occurrence), in the name of both the Landlord and the Tenant. (c) any other form of insurance as the Landlord or the Landlord's mortgagee requires from time to time in amounts and for risks against which a prudent tenant would insure. The Tenant will pay the premiums for each of the above insurances when due and will deposit certificates of insurance with the Landlord. The above insurances are to be carried in a company or companies satisfactory to the Landlord and are to be in a type and form satisfactory to the Landlord.

The Tenant will a) keep the allotment clean and in a good state of cultivation and fertility, 75% of which should be cultivated. b) not cause any nuisance or annoyance to any other tenant. c) not obstruct or encroach upon any path set out by the Council for the use of other tenants. d) not sub-let or assign, to another person, any part of the allotment. e) not, without the written consent of the Council, cut or prune any trees, or take or sell any mineral, gravel or clay. f) not use any barbed wire or corrugated metal sheeting or any other sharp materials for a fence adjoining any path set out by the Council for the use of other tenants g) keep all paths adjacent to their allotment clean, mown and free from weeds and obstructions. h) not plant any fruit trees i) not place on the allotment any refuse or decaying matter (except reasonable quantities of manure and compost – which must be kept within the confines of a tenant’s allotment. j) not place any matter in the xxxxxx, ditches, access roads or on any adjoining land. k) not light any bonfire when the wind may blow smoke towards the adjacent properties and will not allow it to burn unattended. l) not bring any dog onto the allotments except guide dogs or assistance dogs. m) not store any combustible fuels. n) not place any carpet on the allotments. o) not use tyres on the allotment for any purpose whatsoever. p) not use any hoses or siphons to water allotments. q) not keep any animals or livestock of any kind on the allotment. r) not erect any notice or advertisement on the allotment. s) notify the Council of any change of address. t) observe and perform any other special conditions, which the Council considers necessary to preserve the allotment from deterioration. u) remove weeds before they go to seed and become a nuisance to other plot holders. When using sprays or fertilizers take all reasonable care not to adversely affect members of the public, wildlife (other than vermin or pests), neighbouring plots and boundaries. v) ensure all water receptacles are stable, not sunken and have secure covers. w) Keep the supplied toolbox in good condition.
