Common use of Tenant’s Costs Clause in Contracts

Tenant’s Costs. Whenever equipment or lighting (other than building standard lights) is used in the Premises by Tenant and such equipment or lighting affects the temperature otherwise normally maintained by the design of the Building's air conditioning system, Landlord shall have the right, after prior written notice to Tenant, to install supplementary air conditioning facilities in the Premises or otherwise modify the ventilating and air conditioning system serving the Premises; and the cost of such facilities, modifications, and additional service shall be paid by Tenant, within thirty (30) days of receipt of Landlord's invoice, as Additional Rent. If Landlord reasonably believes that Tenant is using more power than Landlord is required to furnish pursuant to Section 12.2, Landlord shall have the right to install separate meters of Tenant's power usage, and Tenant shall pay for the cost of such excess power as Additional Rent, together with the cost of installing any risers, meters, or other facilities that may be necessary to furnish or measure such excess power to the Premises, such payment to be made within thirty (30) days of receipt of Landlord's invoice.

Whenever equipment or lighting (lighting, other than building Building standard lights) is lighting, used in the Premises by Tenant and such equipment or lighting affects the temperature otherwise normally maintained by the design of the Building's Building air conditioning system, Landlord shall have the right, after prior written 10 days’ notice to TenantTenant (in which Tenant may change its equipment or lighting in order to eliminate the effect on the Building air conditioning system), to install supplementary air conditioning facilities in the Premises or otherwise modify the ventilating and air conditioning system serving the Premises; , and the cost of such facilities, modifications, facilities and additional service modifications plus 15% of such cost shall be paid to Landlord by Tenant, Tenant as Additional Rent within thirty (30) 15 days of after receipt of Landlord's a written invoice, as Additional Rent. If Tenant installs lighting or equipment using power in excess of that furnished by Landlord reasonably believes that Tenant is using more power than Landlord is required to furnish pursuant to Section 12.210.2 as determined by Landlord in its reasonable judgment, Landlord shall have the right to install separate meters of Tenant's power usage, and Tenant shall pay for as Additional Rent the cost of such excess power as Additional Rent, together with and the cost of installing any additional risers, meters, meters or other facilities that may be necessary to furnish or measure such excess power to the Premises, Premises plus 15% of such payment cost. Xxxxxxxx’s costs incurred on account of Xxxxxx’s violation of the Rules and Regulations plus 15% of such cost shall be paid to be made within thirty (30) days of receipt of Landlord's invoiceLandlord by Tenant as Additional Rent upon demand.
