Terms of Renewed Lease. The renewed lease will be on the same terms as this lease but will exclude this present term for renewal unless further Renewal Term(s) are specified in the first schedule. If so, the renewed lease will contain rights to renew for those further Renewal Term(s) to the same effect as clauses 2.1 – 2.5 (inclusive). The Term will never expire later than the Final Expiry Date.

Terms of Renewed Lease. After the exercise of the option referred to in clause 6.1 (Exercise of option), the Landlord will grant to the Tenant a further lease of the Premises for the period set out in Item 9 provided the Tenant is not in breach either at the time of exercising its option (of which breach it has been given a reasonable period to rectify and has failed to do so). The further term commences on the day following the Termination Date and will contain the same provisions as this lease except that:
