To Broker. Compensation shall be charged to parties who enter into listing or other agreements for services requiring a real estate license. Compensation is detailed as shown in “Exhibit A” attached, which is incorporated as a part of this Agreement by reference. Any deviation which is not approved in writing in advance by Broker, shall be:
(1) deducted from Associate-Licensee’s compensation, if lower than the amount or rate approved above; and, (2) subject to Broker approval, if higher than the amount approved above. Any permanent change in commission schedule shall be disseminated by Broker to Associate-Licensee.

To Broker. Seller and Buyer shall indemnify and defend each other against any costs, claims or expenses, including reasonable attorneys’ fees, arising out of the breach on their respective parts of any representations, warranties or agreements contained in this Section. Buyer acknowledges and agrees that Broker is not authorized by Seller to make, and Broker has not at any time made, any representation or warranty of any kind or character, express or implied, with respect to Seller or the Property.
