Unlawful or Dangerous Activity. Lessee shall neither use nor occupy the Premises, nor any part thereof, for any unlawful, disreputable or ultra-hazardous purpose, nor shall Lessee operate or conduct its business in a manner constituting a nuisance of any kind. Upon Xxxxxx's discovery of any unlawful, disreputable or ultra-hazardous use, Lessee shall immediately take action to halt such activities. Lessee will not do or permit anything to be done on the Premises, or bring or keep anything therein, which shall in any way increase the rate of fire or other insurance on the building, or on the property kept therein, or endanger, obstruct or interfere with the rights of other tenants, or conflict with the fire laws or regulations or with any insurance policy upon the building or any part thereof, or with any statutes, rules, or regulations enacted or established by any governmental authority. Tenant agrees to comply with all applicable laws, ordinances, and regulations of the City of Santa Fe, the State of New Mexico, and the United States Government, and to conform to all reasonable rules and regulations which Landlord may establish; not to damage any part of the premises; and not to permit any employee, agent, customer, or visitor to be in violation of any obligation of Tenant under this Lease.

Lessee further agrees that the Leased Premises and Lessee’s Building shall not be used for any activity illegal under any applicable law or regulation.

Neither Landlord nor Tenant shall use or occupy the Premises or any part thereof for an unlawful, disreputable or ultra-hazardous business purpose, nor operate or conduct business in a manner constituting a nuisance of any kind. Each party shall immediately, on discovery of any unlawful, disreputable or ultra- hazardous use, or nuisance, report such activity to the other party, who shall take immediate action to halt such activity. In the event that such activity continues, the reporting party may terminate the Lease pursuant to Article 9.2.
