Workroom Cabinets. The Parties have agreed that Sublessor may remove wall cabinets from the existing workroom in the Remaining Space and remodel the workroom into a conference room, provided the same is accomplished in accordance with the applicable requirements of the Master Lease and without any requirement to turn the cabinets over to the Landlord at the end of the Master Lease term. If Sublessor elects to remove the cabinets, Sublessor shall, at Sublessee's option, either (i) allow Sublessee to take possession of the cabinets so removed for Sublessee's use, or (ii) remove and dispose of the cabinets at Sublessor's sole cost and expense.

  • Restrooms The restrooms, toilets, urinals, vanities and the other apparatus shall not be used for any purpose other than that for which they were constructed, and no foreign substance of any kind whatsoever shall be thrown therein. The expense of any breakage, stoppage or damage resulting from the violation of this rule shall be borne by the Tenant whom, or whose employees or invitees, shall have caused it.

  • Lighting Landlord will furnish both Building Standard and non-Building Standard lamps, bulbs, ballasts and starters that are part of the Leasehold Improvements for purchase by Tenant at Landlord's cost, plus Landlord's standard administration fee. Landlord will install non-Building Standard items at Landlord's scheduled rate for this service.

  • Partitions (a) Partitions within the Premises shall have 2” gypsum board on each sided of 3-5/8” metal studs, 16’ on center, taped and spackled. Partitions between the Premises, corridor(s) and between the Premises and adjacent space, shall have 5/8” fire code gypsum board, taped and spackled, on each side of 3-5/8” metal studs, 16” on center above finished ceiling to underside of metal deck. Demising partitions and corridor partitions to have thermofibre insulation installed within, and to be constructed from floor to underside of metal deck above.

  • ASBESTOS CONTAINING BUILDING MATERIALS Please be advised that an asbestos survey may have been performed at the Property. If provided, please review the information that identifies the locations of known asbestos containing material or presumed asbestos containing material. All personnel and appropriate subcontractors should be notified of the presence of these materials, and informed not to disturb these materials. Any activity that involves the disturbance or removal of these materials must be done by an appropriately trained individual/contractor.

  • GLASS The Tenant shall maintain the glass part of the demised premises, promptly replacing any breakage and fully saving the Landlord harmless from any loss, cost or damage resulting from such breakage or the replacement thereof.

  • Plumbing fixtures and appliances shall be used only for the purposes for which designed, and no sweepings, rubbish, rags or other unsuitable material shall be thrown or deposited therein. Damage resulting to any such fixtures or appliances from misuse by a tenant or its agents, employees or invitees, shall be paid by such tenant.

  • Doors Doors for entrance to and exit from the Premises shall be kept closed at all times, except when in use for entering or exiting the Premises.

  • Interior (a) Ceilings, sidewalls and bulkhead panels shall be clean and free of cracks and stains;

  • Painting (a) Interior wall surfaces of gypsum board shall receive two (2) coats of flat latex paint, colors to be selected by Tenant from Landlord's samples.

  • NIGHTLY a. All floors in Group A to be swept, wet mopped and rinsed.
