Basic Monthly Rent definition

Basic Monthly Rent. $3.20 per Rentable Square Foot, net of electricity and other utilities, subject to adjustment pursuant to attached Addendum No. 1. Basic Monthly Rent will always be due and payable on or before the first day of the applicable month, except that the first month’s Basic Monthly Rent will be due and payable upon the date of Landlord’s execution of this Lease.
Basic Monthly Rent means $48,333.33 per calendar month, as the same may be increased from time to time pursuant to the provisions of Paragraph 4.2.

Examples of Basic Monthly Rent in a sentence

  • Until such repair is complete, the Basic Monthly Rent shall be abated proportionately commencing on the date of such damage or destruction as to that portion of the Premises rendered untenable, if any.

  • Notwithstanding the foregoing, concurrently with its execution of this Lease, Tenant shall pay to Landlord in advance the Basic Monthly Rent for the first full calendar month following the Commencement Date in which full Basic Monthly Rent is payable.

  • If Landlord elects to repair any such damage, any abatement of Basic Monthly Rent shall end on notice given by Landlord to Tenant that the Premises have been repaired.

  • Except for abatement of Basic Monthly Rent, if any, Tenant shall have no claim against Landlord for any loss suffered by reason of any such damage, destruction, repair or restoration, nor may Tenant terminate this Lease as the result of any statutory provision in effect on or after the date of this Lease pertaining to the damage and destruction of the Premises or the Building.

  • In the event this Lease includes Renewal Options, Basic Monthly Rent during any exercised Renewal Term shall be as set forth in or as otherwise determined in accordance with Section 3 of this Lease; provided, however, that payment of Basic Monthly Rent during any such Renewal Term shall otherwise be made in accordance with the provisions of this Section 4.


More Definitions of Basic Monthly Rent

Basic Monthly Rent. The initial Basic Monthly Rent (as of the Rent Commencement Date) will be $2.25 per month, per Rentable Square Foot of space in the Premises. The Basic Monthly Rent will increase annually pursuant to Paragraph 7.2, below. Basic Monthly Rent will always be due and payable in advance, on or before the first day of the applicable month, except that the first month’s Basic Monthly Rent will be due and payable concurrently with Tenant’s execution of this Lease.
Basic Monthly Rent means the sum of the following, on a fully net basis: (a) the product of $2.65 multiplied by the number of Rentable Square Feet of the Premises, plus (b) the product of 0.01559 multiplied by the Additional Allowance, if any. Basic Monthly Rent is increased by 3.5% on the first day of the calendar month that is one year after the Commencement Date, and again on each anniversary of such date of rent increase.
