Examples of Monthly Base Rent in a sentence
Monthly Base Rent, taxes, assessments and all other sums payable by Tenant to Landlord under this Lease (collectively, “Rent”) shall be prorated to and cease as of the termination date.
Notwithstanding any contrary provision of this Lease, effective on the first day of the month following each anniversary of the Effective Date (each such date being an “Adjustment Date”) (unless the Effective Date is the first day of a month, in which case the Adjustment Date will be on each anniversary of the Effective Date), Monthly Base Rent shall be increased by an amount equal to three and one-half percent (3.50%) of the Monthly Base Rent in effect immediately preceding such Adjustment Date.
Notwithstanding anything herein, Landlord’s obligations for repairs and abatements of Monthly Base Rent shall not be applicable to the extent Tenant or any other occupant of the Premises, or any of their employees, agents, invitees or contractors cause the damage.
In the event that Txxxxx holds over past the end date of this Lease, without the express written consent of Landlord, the Monthly Base Rent shall be paid at the rate of one hundred fifty percent (150%) of the Monthly Base Rent in effect at the end of the Lease Term.
On the first day of every calendar month of the Term, Tenant will pay, without deduction or offset, prior notice or demand, except as otherwise set forth herein, Monthly Base Rent at the place specified as Landlord’s Notice Address in Section 1.7 or any other place designated in writing by Landlord.
