Common Area Factor definition

Common Area Factor. (CAF) is a conversion factor determined by the Building owner and applied by the owner to the ABOA SF to determine the RSF for the leased Space. The CAF is expressed as a percentage of the difference between the amount of rentable SF and ABOA SF, divided by the ABOA SF. For example 11,500 RSF and 10,000 ABOA SF will have a CAF of 15% [(11,500 RSF-10,000 ABOA SF)/10,000 ABOA SF]. For the purposes of this Lease, the CAF shall be determined in accordance with the applicable ANSI/BOMA standard for the type of space to which the CAF shall apply.
Common Area Factor. The Common Area Factor (CAF) is established as 00 percent. This factor, which represents the conversion from ABOA to rentable square feet, rounded to the nearest whole percentage, shall be used for purposes of rental adjustments in accordance with the Payment Clause of the General Clauses.
Common Area Factor is Tenant's pro rata share of Common Areas (hereinafter defined) located on the same floor. The Common Area and Public Area Factors for the Premises will be determined by reference to Landlord's schedule of Common Area and Public Area Factors for each floor of the Building, which is on file in Landlord's office.

More Definitions of Common Area Factor

Common Area Factor is stipulated to mean the percentage defined as such in the definition of Leased Premises found in this Article 1, regardless of the actual amount of Building Common Area or the actual relation of the Building Common Area to the total Usable Area of the Building. Default shall mean any act, event, circumstance or occurrence which, with the giving of notice or the passage of time, or both, would constitute an Event of Default.
