Building Common Area definition

Building Common Area means the total area of the Building designated from time to time by Landlord for the general non-exclusive use, convenience and benefit of Landlord, Tenant and other tenants of the Building and their respective employees and invitees, including without limitation each of the following areas: lobbies; patios; entrances; stairs; structural components; exterior walls of the Building; roof; elevators; escalators; hallways; passageways; other interior public portions of the Building; loading areas; lighting facilities; restrooms; janitor; telephone and electrical closets; mechanical areas; public corridors providing access to tenant space; elevator shafts and pipe shafts, together with their enclosing walls; and other interior areas of the Building and improvements provided by Landlord and not specifically leased to Tenant or any other tenant of the Building.
Building Common Area. (Phần Sở Hữu Chung Của Tòa Nhà) means the area and the equipment, technical infrastructure system provided at Article 100.2 of the Housing Law but under the common ownership, common use of Apartment Owners, conforming to the approved design dossier or master plan of the Project and agreed by the Parties at clause 11.3 and Annex 4 of Schedule 1.
Building Common Area is defined as all areas and facilities inside a building that are provided and designated by the Sublandlord from time to time for the general non-exclusive use of the tenants of such building and their respective employees, suppliers, shippers, customers, contractors and invitees, including stairways, elevators, lobbies and other areas which may be so provided and designated by Sublandlord.

Examples of Building Common Area in a sentence

  • Landlord shall be responsible for providing for maintenance of the Building Common Area, and, except as required by Section 10(b) hereof or as otherwise specifically provided for herein, Landlord shall be responsible for no other services whatsoever.

  • Further, Operating Expenses shall not include the costs for capital improvements unless such costs are incurred for the purpose of causing a material decrease in the Operating Expenses of the Building or the Building Common Area or are incurred with respect to improvements made to comply with laws, ordinances or regulations as described above.

More Definitions of Building Common Area

Building Common Area means those portions of the Building designated as such from time to time by Landlord in its sole discretion, including, without limitation, all mechanical areas, pipe, cabling and wiring shafts, together with their respective enclosing walls, as well as, to the extent not leased to any tenant or occupant of the Building, all entrances, other lobbies, common corridors and hallways, restrooms, janitor closets, telephone closets, electric closets and other public or common areas located in the Building.
Building Common Area is defined in Article 3.
Building Common Area means the areas of the Building devoted to non-exclusive uses (including, without limitation, the main lobby of the Building, fire vestibules, restrooms, mechanical areas, tenant and ground floor corridors, elevator foyers, electrical and janitorial closets, telephone and equipment rooms and other similar facilities maintained for the benefit of tenants and invitees) and necessary for the reasonable use and enjoyment of the Subleased Premises. Without the prior written consent of Subtenant, in Subtenant’s sole and absolute discretion, Landlord shall not grant exclusive use of the reception desk in the main lobby of the Building to any tenant of the Building. A plan of first floor delineating the approximate location of the public lobby and other facilities maintained for the benefit of tenants and invitees is attached hereto as Exhibit C to this Sublease.
Building Common Area or “BCA” shall mean real property and Improvements located within a Building Envelope and depicted on a Condominium Plan, and includes the Building and all other Improvements located thereon which are not part of any “Condominium Unit” or “Association Property,” as defined herein. Any references in this Declaration to “Building Common Area” are references to the Building Common Area as a whole and to portions thereof. “Building Common Area” or “BCA” in each Phase of the Project constitutes the undivided interest-in-common in a portion of real property held by the Owners in the same Phase, all in accordance with California Civil Code Section 4125. The term “Building Common Area” or “BCA” shall also mean any property described as Building Common Area or BCA in a Declaration of Annexation.‌
Building Common Area. Environmental Laws", "Environmental Activity", "Hazardous Material", "Interest Rate", "Landlord's Tax Statement", "Real Estate Taxes", "Stanford Research Park", "Tax Year", "Tenant's Hazardous Materials", "Tenant's Property", "Termination Date", and "3160/3170 Porter Drive Site" (as defined in the First Amendment); Sections 4.1 xxxxxxh 4.3, inclusive; Sections 5.1 through 5.3, inclusive; the phrase "during the first five years of the Term" four (4) lines from the bottom of Section 6.1(c); Sections 8.1 and 8.2, inclusive; the phrase "After completion of the Tenant Improvement Work" at the beginning of Section 9.1; the phrase "except as expressly provided in attached Exhibit B with respect to the Base Building Work" in Section 13.1; Section 16; Section 17; Section 18; Section 25; Section 30; Section 33; the last sentence of Section 42.6; Exhibits B, C-1, C-2, D, and E, inclusive; the October 1998 Notice; the November 1998 Notice (#1); and the November 1998 Notice (#2).
Building Common Area means all Building areas, including, without limitation, restroom facilities, interior lobbies, corridors, service areas and any loading facilities which are not used exclusively by Tenant or other tenants of the Building, and the exterior of the Building, but does not include those areas included under the term "Center Common Area" (defined below).
Building Common Area. Portions of the Project surrounding the Premises other than the interior of the Building and dock areas, including, without limitation, landscaped areas, driveways, sidewalks, parking areas and exterior lighting, as shown on EXHIBIT A.
