COMMON ELEMENT FEES definition

COMMON ELEMENT FEES shall refer to fees established by the Landlord to cover the cost of maintaining the taxi-way and Common Elements within the 2020/2021 New Hanger Site. Common Element Fees shall not include expenses incurred by the Landlord to maintain any areas of the airport outside the 2020/2021 New Hanger Site.

Related to COMMON ELEMENT FEES

  • Common elements means all portions of the condominium other than the units.

  • General common elements means the common elements other than the limited common elements.

  • Management Fees means, with respect to each Project for any period, an amount equal to the greater of (i) actual management fees payable with respect thereto and (ii) three percent (3%) per annum on the aggregate base rent and percentage rent due and payable under leases at such Project.

  • Improvement Fund means the Improvement Fund for General Obligation Temporary Notes, Series 2017-1 created pursuant to Section 501 hereof.

  • Common Facilities means those facilities located on Landlord’s Property which Landlord designates from time to time as “common facilities”, including, but not limited to, building systems, passenger elevators, materials dumb-waiters, pipes, ducts, wires, conduits, meters, HVAC equipment and systems, electrical systems and equipment and plumbing lines and facilities, cafeteria, showers, conference rooms, auditorium and video/telephone conferencing meeting facilities.

  • Equalized assessed value means the assessed value of a property divided by the current average ratio of assessed to true value for the municipality in which the property is situated, as determined in accordance with sections 1, 5, and 6 of P.L.1973, c.123 (C.54:1-35a through C.54:1-35c).

  • Impact Fees means cash contributions, contributions of land or interests in land or any other items of value that are imposed on a developer by a municipality under this section.

  • Property Management Fee means the fee payable to the Manager for its day-to-day management of the Property pursuant to the Management Agreement.

  • Public water system means a system for the provision of water for human consumption through pipes or other constructed conveyances that has 15 or more service connections or regularly serves at least 25 individuals daily at least 60 days out of the year.

  • Limited common elements means a portion of the common elements reserved in the master deed for the exclusive use of less than all of the co-owners.

  • Parking Facilities means parking lots or other off-street areas for the parking of vehicles, including areas below or above the surface of streets.

  • Stormwater runoff means water flow on the surface of the ground or in storm sewers, resulting from precipitation.
