Operating Expense Allowance definition

Operating Expense Allowance. Operating Expense Allowance means Tenant's Percentage of Operating Expenses as described in Paragraph 6 below which Landlord has included in Monthly Base Rent, which, for purposes of this Lease, will be an amount equal to the Operating Expenses incurred for calendar year 2000 (the "Base Year").
Operating Expense Allowance means and equal the monthly amount hereinabove set forth.
Operating Expense Allowance. Operating Expense Allowance shall mean that portion of Tenant's Percentage of the Operating Expenses which Landlord has included in the Annual Basic Rent and which amount is set forth in Subparagraph 1(q) above.

Examples of Operating Expense Allowance in a sentence

  • In the event Tenant's Percentage of Operating Expenses for any calendar year is less than Tenant's Operating Expense Allowance, Tenant will not be entitled to a credit against any rent, additional rent or Tenant's Percentage of future Operating Expenses payable hereunder.

  • From the Commencement Date until the Fiscal Year End following the Commencement Date, Tenant shall pay on a monthly basis in advance, without demand, on the first day of each calendar month, as part of the Annual Base Rental, Tenant's Proportionate Share of Operating Expenses (as defined in article 6 and 7) in excess of the Initial Operating Expense Allowance ("Operating Expense Excess").

  • Commencing with the first month of the second Operating Year, Tenant shall pay to Landlord, in addition to the Operating Expense Allowance, on account of the Operating Expense Adjustment for such Operating Year, monthly installments in advance equal to one-twelfth (1/12) of the estimated Operating Expense Adjustment for such Operating Year.

  • Notwithstanding anything contained herein to the contrary, in no event shall Tenant’s Proportionate Share of Operating Expenses for any calendar year be less than the Operating Expense Allowance.

  • If the Operating Expense for any Operating Year shall be in excess of the Operating Expense Allowance, Tenant shall pay to Landlord as Additional Rent an amount equal to Tenant's Proportionate Share (as defined in Subsection 1A of this Exhibit) of such excess.
