Restaurant Improvements definition

Restaurant Improvements. As used herein, "Restaurant Improvements" ----------------------- shall have the meaning ascribed to such term in Section 2.12(c) hereof.
Restaurant Improvements means any and all necessary restaurant construction improvements necessary to complete a restaurant in the Premises pursuant to the approved plans issued for bid dated August 29, 2008 and the bid specifications dated September 2, 2008.
Restaurant Improvements has the meaning set forth in Section 2.2.2.

Examples of Restaurant Improvements in a sentence

  • Lessee shall not during the course of the construction of its Lessee Owned Alterations and/or Utility Installations in the Premises or at any time during the Original Term or Option Period, remove, replace, modify or disturb any of the Restaurant Improvements.

  • Lessee acknowledges that prior to the Commencement Date, Lessor has constructed substantial improvements in the Premises in order to accommodate a restaurant operator ("Restaurant Improvements").

  • With respect to the first three Restaurant Properties to be acquired with Advances made pursuant to this Agreement (the "Initial Restaurant Properties") Agent and Lessor shall have received an appraisal indicating a fair market value of such Restaurant Property upon the completion of the related Restaurant Improvements of no less than the projected Project Costs for the applicable Restaurant Improvements and otherwise in form and substance reasonably satisfactory to Agent and Lessor.

  • Upon Substantial Completion of the HQ Expansion or any Restaurant Improvements, Lessee will deliver to Lessor a certificate establishing that Substantial Completion has occurred with respect to such HQ Expansion or Restaurant Improvements, as applicable.

  • Lessor and Agent shall have received evidence reasonably satisfactory to Lessor and Agent that such Restaurant Land is (i) separately assessed for real estate tax purposes and legally subdivided under local law and (ii) properly zoned for the construction and use of such Restaurant Improvements in accordance with the terms of the Lease.

  • Lessee shall use reasonable and good faith efforts to diligently pursue completion of construction or installation of such Restaurant Improvements on a timely basis as described herein and in Exhibit B, subject to delays beyond the reasonable control of Lessee.

  • With respect to any Restaurant Advance the aggregate amount of Restaurant Advances to be made by each Noteholder with respect to the Restaurant Land being acquired and the Restaurant Improvements being constructed on such Restaurant Land and each Series of Notes held by such Noteholder shall not exceed the product of (A) the applicable Series Percentage, (B) such Noteholder's Commitment Percentage with respect to such Series of Notes and (C) the applicable Restaurant Property Maximum Advance Amount.

  • The Program Administrator shall disburse the Financing Amount to Borrower following the post-completion inspection of the Restaurant Improvements by Program Staff, as described in Section 4 below.

  • Lessee shall construct the Restaurant Improvements in accordance with the requirements of this Lease, said Restaurant Improvements being more fully described in ExhibitB.

  • Throughout the Term, the Restaurant Improvements shall be open for business to the public no less than five (5) days per week during the following hours .


More Definitions of Restaurant Improvements

Restaurant Improvements means any and all necessary restaurant construction improvements necessary to complete the restaurant pursuant to the approved plans issued for bid dated August 29, 2008 and the bid specifications dated September 2, 2008.
Restaurant Improvements means a full-service restaurant consisting of approximately ( ) square feet, ( ) parking spaces and other related improvements to be developed and operated by the Developer on the Property. The operating standard for the Restaurant Improvements are more particularly set forth in Article 2.

Related to Restaurant Improvements

  • Tenant Improvements Defined in Exhibit B, if any.

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Project Improvements means site improvements and facilities that are:

  • Minimum Improvements means the acquisition of land and construction of a 152-unit market rate residential apartment building, construction of a stormwater pond and related improvements. The Minimum Improvements are more fully depicted in Exhibit B, which is attached hereto and incorporated herein.

  • Home improvement means the remodeling, altering,

  • Tenant’s Work means all improvements, alterations, fixture, equipment, and signage installation, and furniture placement necessary or appropriate for the conduct of the Permitted Use, including all work described as Tenant’s Work on Exhibit D, attached (the “Work Letter”).

  • Installation Work means the construction and installation of the System and the Start-up, testing and acceptance (but not the operation and maintenance) thereof; all performed by or for the Power Producer at the Premises.

  • Construction Works means all works and things necessary to complete the Project in accordance with this Agreement;

  • Needs Improvement the Educator’s performance on a standard or overall is below the requirements of a standard or overall, but is not considered to be unsatisfactory at this time. Improvement is necessary and expected. Unsatisfactory: the Educator’s performance on a standard or overall has not significantly improved following a rating of needs improvement, or the Educator’s performance is consistently below the requirements of a standard or overall and is considered inadequate, or both.

  • Capital Improvements mean the purchase, renovation, rehabilitation, or construction of permanent land, buildings, structures, equipment and furnishings used directly for or in the Project, and any goods or services for the Project that are purchased and capitalized under GAAP, including any organizational costs and research and development costs incurred in Illinois. Capitalized lease costs for land, buildings, structures or equipment shall be included in “Capital Improvements” only if the lease term, including any extensions or options to extend, equals or exceeds the term of this Agreement, and provided that such lease costs are valued at their present value using the corporate interest rate prevailing at the time the Company filed its Application with the Department.

  • Construction Work means any work in connection with⎯

  • Building Work has the meaning given to it in section 6 of the Building and Construction Industry (Improving Productivity) Act 2016 (Cth);

  • Installation Works means, as the context so requires,

  • Base Building Work means the base building work for the Building as described in this Manual.

  • Joint Improvements means (a) any and all Improvements to the Acceleron Technology created, conceived or reduced to practice, and, in the case of patentable Improvements, Invented, solely by Celgene, its Affiliates, agents or by Third Parties acting on their behalf, while performing activities under this Agreement; and (b) any and all Improvements to the Acceleron Technology or Joint Technology created, conceived or reduced to practice, and, in the case of patentable Improvements, Invented, jointly by Acceleron and Celgene, their respective Affiliates, agents or Sublicensees or by Third Parties acting on their behalf, while performing activities under this Agreement; provided, however, that Joint Improvements shall not include any Improvement that is a Celgene Improvement or Acceleron Improvement.

  • Leasehold Improvements means all buildings, structures, improvements and fixtures located on any Leased Real Property which are owned by any Group Company, regardless of whether title to such buildings, structures, improvements or fixtures are subject to reversion to the landlord or other third party upon the expiration or termination of the Lease for such Leased Real Property.

  • Maximum medical improvement means a point in time when any medically

  • Building Plans means the general building plans in respect of the Development or in respect of any part or parts of the Development prepared by the Authorized Person and approved by the Building Authority and includes any amendments thereto from time to time approved by the Building Authority;

  • Landlord’s Work means the work of constructing the Tenant Improvements.

  • Capital Improvement Project means the acquisition, construction, reconstruction, improvement, planning and equipping of roads and bridges, appurtenances to roads and bridges to enhance the safety of animal-drawn vehicles, pedestrians, and bicycles, wastewater treatment facilities, water supply systems, solid waste disposal facilities, and storm water and sanitary collection, storage and treatment facilities including real property, interests in real property, facilities, and equipment related or incidental to those facilities.

  • Capital Improvement or "Capital Improvement Project" means the acquisition, construction, reconstruction, improvement, planning and equipping of roads and bridges, wastewater treatment facilities, water supply systems, solid waste disposal facilities, and storm water and sanitary collection, storage and treatment facilities of Local Subdivisions, including real property, interests in real property, and facilities and equipment of Local Subdivisions related or incidental thereto.

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.

  • Excavation work means the making of any man-made cavity, trench, pit or depression formed by cutting, digging or scooping;
