Rollover Reserve Funds definition

Rollover Reserve Funds shall have the meaning set forth in Section 7.4.1 hereof.

  • Such security shall be in an amount equal to the excess of the total unpaid amounts with respect to alterations to the Improvements on the Properties (other than such amounts to be paid or reimbursed by tenants under the Leases or by disbursements from the Rollover Reserve Funds) over the Threshold Amount and Lender may apply such security from time to time at the option of Lender to pay for such alterations.

  • Additionally, disbursements of Rollover Reserve Funds for leasing commissions shall be limited as follows: (a) four percent (4%) of base rent for new Leases that are not co-brokered; (b) two percent (2%) of base rent for Lease expansions, extensions and renewals that are not co-brokered; and (c) six percent (6%) of base rent for Leases that are co-brokered (provided the commission is shared with such co-broker).

  • If any portion of the Gas Company Space (or, if no Rollover Reserve Funds are on deposit with Lender, any other portion of the Tower Parcel) is demised to a tenant approved by Lender in its sole discretion pursuant to a Lease approved by Lender in its sole discretion, then the funds in the Gas Company Reserve Account shall be made available by Lender for Approved Leasing Expenses incurred by Tower Borrower with respect to such tenant.

  • In no event shall Lender be required to disburse Rollover Reserve Funds in excess of $15.00 per square foot for tenant improvements unless Lender, in its sole discretion, agrees to make a disbursement in excess of such amount.

  • In the event the balance of the Rollover Escrow Fund shall thereafter be reduced to less than $4,000,000.00, Borrowers shall again deposit with Lender, commencing on the next Monthly Payment Date, the monthly amount set forth above until the total amount of the Rollover Reserve Funds on deposit with Lender shall equal $4,000,000.00.

  • Notwithstanding the foregoing, during any period in which the total deposits of Rollover Reserve Funds equal or exceed $4,000,000.00, Borrowers shall not be required to make any further deposits to the Rollover Reserve Funds.

  • In addition, notwithstanding any limitations on the amount to be deposited in the Rollover Reserve Funds, Borrowers shall pay to Lender for deposit with Lender those additional funds described in Section 7.4.1(b) hereof.

  • Reserve Funds means, collectively, the Tax and Insurance Escrow Fund, the Replacement Reserve Fund, the Required Repair Fund, the Initial Renovation Reserve Fund, the Interest Reserve Fund, the General Reserve Fund, any funds on deposit in the Construction Loan Reserve Account, any Shortfall Funds and any other escrow fund established pursuant to the Loan Documents.

  • Reserve Fund means the account designated as such, and established and maintained pursuant to Section 4.01.
