Apparatus Requiring Excessive Utilities Usage. Tenant shall not, without the prior written consent of Landlord, connect to any water pipes or any electrical wires or outlet in or about the Premises any medical or dental equipment, photocopying equipment or computer equipment other than that which is typical of an office, X-ray machine, motor, water heater, stove, furnace or other apparatus or machine requiring amounts of electrical power or water in excess of that required for the normal use of the Premises Type set forth in Article 1. Tenant shall not, without the prior written consent of Landlord, install any machine or apparatus (including, without limitation, telephone or computer equipment) which requires air conditioning in excess of that to be supplied by Landlord, if applicable, or at times other than during the hours specified from time to time in the Rules and Regulations. If Tenant shall install in the Premises any equipment requiring excess utilities or air conditioning usage, Tenant shall pay for the cost of the installation of the facilities and such excessive utilities usage.

Apparatus Requiring Excessive Utilities Usage. Tenant shall not, without the prior written consent of Landlord, connect to any utility service, including, but not limited to, electrical, water, sewer or natural gas, requiring amounts of such utility service in excess of that required for the equipment listed in Tenant's Construction Plans as set forth on Exhibit F as approved in writing by Landlord. If Tenant shall install in the Premises any equipment requiring utilities in excess of the approved equipment list in Tenant's Construction Plans, Tenant shall pay for such excessive utilities usage. Xxxxxx agrees to pay Landlord promptly upon demand (but not more frequently than monthly), for all excess utilities consumed, at the rates charged for such utilities by the public utility or governmental or quasi-governmental department furnishing the same, plus any additional expense incurred by Landlord in keeping accounts of the utilities consumed.
