Utility Service. To the extent commercially reasonable and practicable, the Sellers and Purchaser shall obtain xxxxxxxx and meter readings as of the Business Day preceding the Closing Date to aid in the proration of charges for gas, electricity and other utility services which are not the direct responsibility of Tenants. If such xxxxxxxx or meter readings as of the Business Day preceding the Closing Date are obtained, adjustments for any costs, expenses, charges or fees shown thereon shall be made in accordance with such xxxxxxxx or meter readings. If such xxxxxxxx or meter readings as of the Business Day preceding the Closing Date are not available for a utility service, the charges therefor shall be adjusted at the Closing on the basis of the per diem charges for the most recent prior period for which bills were issued and shall be further adjusted at the Final Closing Adjustment on the basis of the actual bills for the period in which the Closing takes place. Each Property’s Seller shall receive a credit at Closing for the Utility Deposits, if any, that are transferred or made available to Purchaser and that are held by applicable utility companies for the account of such Seller in respect of services provided to such Seller’s Property or Properties. Purchaser shall arrange for placing all utility services and bills in its own name as of the Closing Date.
Utility Service. Tenant shall pay the cost of all utility services, including, but not limited to, initial connection charges and all charges for gas, water, and electricity used on the Leased Premises. If the Leased Premises are separately metered, Tenant shall pay such costs directly to the appropriate utility company. Otherwise, Tenant shall pay such costs pursuant to Paragraph 6(b) above. Tenant shall pay all costs caused by Tenant introducing excessive pollutants into the sanitary sewer system, including permits, fees and charges levied by any governmental subdivision for any pollutants or solids other than ordinary human waste. If Tenant can be clearly identified as being responsible for obstructions or stoppage of the common sanitary sewage line, the Tenant shall pay the entire cost thereof, upon demand, as additional rent. Tenant shall be responsible for the installation and maintenance of any dilution tanks, holding tanks, settling tanks, sewer sampling devices, sand traps, grease traps or similar devices which may be required by the appropriate governmental subdivision for Tenant's use of the sanitary sewer system. Tenant shall also pay all surcharges (i.
Utility Service. The Property shall be served by all utilities (including water and sewer) required for its use.
Utility Service. The utility's service terminates with the cable duct at the City's property line. Where this section of cable is spliced to a cable extending into the premises, the utility service includes the splice, if free and unrestricted access to the splice box or chamber is provided for maintenance by the utility. Where this section of cable terminates at a pothead, the utility services do not include the pothead. Where the service is overhead, the utility terminates at the first pole or supporting structure on the City's property.
Utility Service. Tenant shall obtain and pay for the supply of electric current, water supply, sewerage service and any other utility services to the Leased Property by direct application to and arrangement with the respective public utility companies servicing the Building. Tenant shall be responsible for direct payment for all such utilities and shall abide by all rules and regulations imposed by any such utility company.
Utility Service. To contract and pay for, or otherwise provide for, utility services, including, but without limitation, water, sewer, garbage, electrical, telephone and gas services.
Utility Service. Lessor shall provide the normal utility service connection into the Leased Premises as indicated on approved construction plans. Lessee shall pay the cost of all utility services, including, but not limited to, all charges for gas, water and electricity used on the Leased Premises. Lessee shall pay all costs caused by Lessee introducing excessive pollutants or solids other than human waste into the sanitary sewer system, including permits, fees and charges levied by any governmental subdivision for any such pollutants or solids. Lessee shall be responsible for the installation and maintenance of any dilution tanks, settling tanks, sewer sampling devices, sand traps, grease traps or similar devices as may be required by any governmental subdivision for Lessee's use of the sanitary sewer system. Lessor shall not be required to pay for any utility services, supplies or upkeep in connection with the Leased Premises.
Utility Service. At its own expense, Lessee shall be responsible for the installation, relocation, modification and maintenance of all utility services on the Leased Premises. This shall include any janitorial services, power, gas, telephone, electricity, heating, water, sewer and all other utility services not specifically enumerated. Lessee shall pay as the same becomes due, all utility and other charges incurred in the operation, maintenance, use, occupancy, repair and upkeep of the Leased Premises and the improvements located thereon.
Utility Service. Provide potable water, sewer service, and electricity to the field office facility.
Utility Service. The Colorado School of Mines shall provide water, sewer, streaming TV service, and internet service to the Resident at Mines' expense. The Resident shall be responsible for arranging and paying for gas and electricity.
