Base Rent for Existing Premises. Tenant shall pay Base Rent for the -------------------------------- Existing Premises through September 30, 2003 in accordance with the provisions of the Lease. Commencing October 1, 2003 and continuing until the Expiration Date Tenant shall pay $3.80 per rentable square foot per month as Base Rent for the Existing Premises.
Base Rent for Existing Premises. Throughout the Existing Premises Term, Tenant shall continue to pay Base Rent for the Existing Premises in accordance with the terms of the Lease. Commencing on December 1, 2023 and thereafter on or before the first (1st) day of each calendar month during the Existing Premises Extension Term, Tenant shall pay to Landlord Base Rent for the Existing Premises at the monthly Base Rent rate then-in effect for the 6th Floor Space as set forth in Section 8(c) below.
Base Rent for Existing Premises. Notwithstanding anything to the contrary contained in the Lease, during the period from November 1, 2028 until December 31, 2029, Tenant shall pay Base Rent for the Existing Premises as follows:
Base Rent for Existing Premises. Starting on October 1, 2021, Tenant shall pay Base Rent for the Existing Premises as set forth in the table below and otherwise in accordance with the terms of the Lease. Base Rent for Existing Premises. Lessee shall continue to pay monthly Base Rent with respect to the Existing Premises in the amount set forth in the Existing Lease up to and including the day immediately prior to the Extension Commencement Date. Effective on and after the Extension Commencement Date, the amount of monthly Base Rent due and payable by Lessee for the Existing Premises shall be as follows: September 1, 2018 – August 31, 2019 $ 17,015.45 September 1, 2019 – August 31, 2020 $ 17,525.91 September 1, 2020 – August 31, 2021 $ 18,051.69 September 1, 2021 – August 31, 2022 $ 18,593.24 September 1, 2022 – August 31, 2023 $ 19,151.04 September 1, 2023 – August 31, 2024 $ 19,725.57 Notwithstanding anything in this Amendment to the contrary, for so long as Lessee is not in Breach under the terms of the Lease, the Base Rent payable for the Existing Premises as scheduled above shall be fully abated for the first full calendar month of the Extended Term (September 2018). Lessee shall continue to pay Lessee’s Share of Common Area Operating Expenses during such abatement period.
Base Rent for Existing Premises. In accordance with the terms of this ------------------------------- Amendment, the Term of the Lease has been extended for a short period of time. The Existing Lease does not provide for Base Rent for the Existing Premises during such short extension of the Term. Therefore, Tenant shall pay Base Rent for the Existing Premises in accordance with the provisions of the Existing Lease, except that beginning in the 49th full calendar month following the Commencement Date for the Existing Premises and continuing through the Expiration Date (as herein extended), Tenant shall pay Base Rent of $51.00 per rentable square foot per year for the Existing Premises.
Base Rent for Existing Premises. Base Rent for the Existing Premises shall continue to be payable as set forth in the Existing Lease until the commencement of the Fourth Amendment Extension Term. During the Fourth Amendment Extension Term, monthly and annual installments of Base Rent for the Existing Premises shall be as set forth in the table below: Except as expressly set forth in this Amendment, all Rent for the Existing Premises shall continue to be payable in accordance with the provisions of the Existing Lease. Although monthly Rent for the Existing Premises shall be calculated separately from the Rent for the Additional Premises, Rent for the entire Premises shall be a single, non-severable obligation.
Base Rent for Existing Premises. Tenant shall continue to pay Base Rent for the Existing Premises through March 31, 2026 as set forth in the Existing Lease. Base Rent for Existing Premises.
