Basic Services to Be Rendered by Architect. ARCHITECT's Basic Services shall consist of the following items and as further specified in Exhibit B hereto: a. SCHEMATIC DESIGN PHASE: Review of the program furnished by DISTRICT, as defined in Paragraph 7.a of this Agreement, to ascertain the requirements of the Project and arrive at a mutual understanding of such requirements with DISTRICT. Should DISTRICT require assistance in the preparation of the program, including meetings with school faculty or other representatives, this assistance shall be compensated as an Additional Service per Paragraph 6.a of this Agreement. Preparation of schematic design studies, drawings and other necessary documents showing site utilization and the scale and relationship of the components of the Project for the approval of authorized representatives of DISTRICT; meetings with school faculty or other representatives; preparation of a written preliminary estimate of probable construction costs based on current area, volume or other unit costs, and a written time schedule for the performance of its services hereunder.
