Commencement Date; Expiration Date. As used in this Lease, “Commencement Date” shall mean the date that is the later of (1) February 1, 2021 or (2) the date on which Lessor has Substantially Completed (as defined below) Lessor’s Work (defined below) and delivered to Lessee possession of the Premises. As used in this Lease, “Expiration Date” means the last date of the thirty-sixth full calendar month following the Commencement Date (e.g., if the Commencement Date is January 15, 2021, then the Expiration Date will be January 31, 2024). “Substantially Completed” means that Lessor’s Work has been completed other than Punchlist Items (as defined below) “Punchlist Items” shall mean only commercially reasonable punchlist items, the non-completion of which does not unreasonably interfere with Lessee’s use or occupancy of the Premises, and which punchlist items shall be corrected promptly by Lessor (within sixty (60) days following Lessor’s receipt of written notice thereof from Lessee) without unreasonable interference with Lessee’s use of or access to or from the Premises.
Commencement Date; Expiration Date. The “Commencement Date” is November 1, 2021. The “Rent Commencement Date” is January 1, 2022. The “Expiration Date” is September 30, 2032.
Commencement Date; Expiration Date. The Commencement Date of the Renewal Term with respect to the Premises shall be January 1, 2022; provided, however, unless otherwise expressly set forth herein, all terms and conditions of the Lease shall continue to apply to the Premises until the occurrence of the Commencement Date. The Expiration Date of the Renewal Term with respect to the Premises shall be December 31, 2024, unless otherwise early terminated as provided for and expressly set forth in the Lease.
Commencement Date; Expiration Date. The term of this Lease (the “Term”) shall commence (“Commencement Date”) on February 1, 2024. The Lease shall expire on January 31, 2026 (“Expiration Date”), unless sooner terminated as provided herein.
Commencement Date; Expiration Date. Landlord shall deliver possession of the Expansion Space to Tenant upon substantial completion of the Landlord Work, defined in Section 5(d)(ii) below, and the term of the lease of the Expansion Space shall commence upon such delivery ("the Expansion Space Commencement Date") and continue for a period terminating three (3) years (the Expansion Space Expiration Date) from said Expansion Space Commencement Date, unless sooner terminated pursuant to the terms of the Lease. As of the Expansion Space Commencement Date, the Expansion Space shall become part of the Premises upon and subject to all of the terms, covenants and conditions of the Lease, except as otherwise provided herein and except that (i) Tenant's obligation to pay Base Annual Rent and Tenant's pro-rata share of Operating Costs and Taxes with respect to the Expansion Space shall commence upon the Expansion Space Commencement Date, and (ii) the Premises rentable area, including the Expansion Space, will be 13,599 square feet.
Commencement Date; Expiration Date. Landlord and Tenant agree that the Commencement Date of the Lease was September 9, 1998 and that although the day immediately preceding the 12th anniversary of the Commencement Date would be September 8, 2010, nevertheless, Landlord and Tenant agree that the Term shall extend for the period (the “Final Stub Period”) through the last day of such month, namely, September 30, 2010, and Tenant shall pay Annual Rent for the Final Stub Period at the same rate otherwise applicable to the last Lease Year of the Term, appropriately prorated for the Final Stub Period.
Commencement Date; Expiration Date. The parties hereby confirm the Lease without regard to this Fourth Amendment expires on August 31, 2018. The parties herein that the Lease shall now be extended for an additional five (5) years and the Commencement Date for the extended term shall be September 1, 2018 and the Expiration Date thereof shall be August 31, 2023.
Commencement Date; Expiration Date. The Lease Term shall commence on the Commencement Date set forth in the Basic Provisions; provided, however, that in the event the Lease Term shall commence on a day other than the first day of any calendar month, for purposes of calculating the expiration date of this Lease (the “Expiration Date”) and the timing of all scheduled increases in Base Rent during the Lease Term, the Commencement Date shall be deemed to be the first day of the calendar month following the Commencement Date.
Commencement Date; Expiration Date. Sublandlord leases to Subtenant, and Subtenant leases from Sublandlord the Subleased Premises, together with any rights, privileges and easements appurtenant thereto, for the term commencing at noon on November 1, 1999 ("Commencement Date") and ending at noon on October 31, 2001 ("Expiration Date").
Commencement Date; Expiration Date. For purposes of this Lease, ---------------------------------- (i) the term "Commencement Date" shall refer to the earliest to occur of the Building A Commencement Date, the Building B Commencement Date or the Building C Commencement Date, and (ii) the term "Expiration Date" shall refer to the latest to occur of the Building A Expiration Date, the Building B Expiration Date or the Building C Expiration Date. The term "Estimated Shell Completion Date" shall mean the Estimated Building A Shell Completion Date, the Estimated Building B Shell Completion Date and/or the Estimated Building C Shell Completion Date, as applicable.
