Common use of Community Policies Clause in Contracts

Community Policies. Resident, all Residents of the Apartment, Resident’s family, guests, invitees and agents shall comply with all community policies now or hereafter promulgated by Manager including, without limitation, the printed Community Policies attached as Exhibit “H,” and incorporated herein by this reference. Resident agrees to abide by all Federal, state and local laws and ordinances and agrees not to engage in any activity in or about the Unit, the Apartment or elsewhere whether on or off the apartment community grounds of an unlawful and/or illegal nature, purpose and/or intent. It is agreed and understood by the Resident that the Manager, in its sole discretion, may from time to time reasonably amend the attached Community Policies of the Apartment Complex, without the prior consent of Resident, and that Resident agrees to be bound by and comply with any such amended Community Policies after receiving written notice of said amendment(s). All subsequent amendments to the Community Policies of the Apartment Complex shall be deemed incorporated into this Lease by reference immediately upon the delivery of same to Resident by mail, personal delivery, or by posting. Resident shall be responsible for the conduct of Resident, and all occupants of the Apartment as well as Resident’s agents, invitees and/or guests. In addition to all other Community Policies promulgated herein and elsewhere, Resident covenants that Resident, Resident’s agent(s), invitee(s), guest(s), and/or any other person(s) who are on or about the apartment community with Resident’s consent and/or knowledge, shall not in any way whatsoever be disorderly, boisterous, nor disturb the rights, comforts and/or conveniences of the Manager, its agents, representatives and/or employees, nor other Residents, or any others at the Apartment Community. Resident agrees to be personally responsible to Manager and/or Owner for the costs and expenses incurred by Manager and/or Owner as a result of any damage to the Apartment, the Unit and/or the common grounds and/or Manager’s property, real or personal, caused by Resident, Resident’s agent(s), invitee(s), guest(s), and/or any other person(s) who are on or about the apartment community with Resident’s consent and/or knowledge. In furtherance of the foregoing without any intent to limit the applicability of same, Resident, Resident’s agent(s), invitee(s), guest(s), and/or any other person(s) who are on or about the apartment community with Resident’s consent and/or knowledge shall not in any way whatsoever interfere with or act in any manner so as to hinder or unreasonable disturb any member of the Manager’s staff, maintenance staff, and/or any other employee(s), agent(s) representative(s), or independent contractor(s) of Manager, in the performance of their duties and/or assigned tasks, or otherwise at any time while on or off the Apartment Community grounds. Violation of any provision contained in this Paragraph shall be considered a material breach of the Lease, for which Manager, at Manager’s sole discretion, shall determine whether or not to (i) terminate the Lease upon seven (7) days written notice, or (ii) give the Resident a disturbance notice and/or notice to cure, after which any further disturbance of any nature whatsoever shall be grounds for immediate termination of this Lease.

Community Policies. Resident, all Residents of Occupants, and others present at the ApartmentCommunity with Resident's consent, Resident’s family, guests, invitees and agents shall will comply with all written community policies now policies, which shall be considered part of this Lease and are specifically incorporated by reference herein. Resident acknowledges receipt of a copy of the Community Rules and that (s)he has executed same. Owner may make changes if in writing and given to Resident. Resident will conduct himself or hereafter promulgated herself, and require other persons on the premises with his consent to conduct themselves in a manner that does not unreasonably disturb his or her neighbors or constitute a breach of the peace. Garbage shall be disposed of only in designated receptacles. All parking lots, driveways, walkways, landscaped areas, laundry rooms, recreational areas, and other areas and facilities available for common use by Manager includingResidents (the "Common Areas") are subject to Owner's exclusive control. Owner may impose such specific restrictions on Resident's use of the Common Areas as it deems appropriate by giving written notice to Resident and violation of any such restrictions shall be a default by Resident. The Common Areas are to be used wholly at the risk of the person using them. Owner reserves the right to control the entry upon the Community by Resident's guests or agents, furniture movers, delivery men, solicitors and/or salesmen. Community Rules concerning vehicles and parking are strictly enforced by Landlord, including but not limited to those applicable to vehicle condition. Any violations of Community Rules concerning vehicles or parking will, in addition to all other remedies for lease violation, subject the vehicle to being towed or booted without limitationnotice at the vehicle owner's expense. Owner shall not be liable for any damage arising as a result of towing or booting. Resident acknowledges that it is Resident's responsibility to advise his/her guests and invitees of the proper manner for the parking of their vehicles, the printed Community Policies attached as Exhibit “H,” and incorporated herein by this referenceResident further agrees to determine in each case that they have been complied with. Resident agrees to abide defend (with attorneys satisfactory to Owner), indemnify and hold Owner harmless for any claims by all FederalResident's guests or invitees for the towing or booting of their vehicles for violation of these rules; Resident agrees to pay for said xxxxxx, state booting and local laws and ordinances and agrees not other related charges as additional rent to engage in any activity in be paid immediately. Owner may impose additional parking regulations including limiting the number of vehicles which you or about your guests may park on the Unitpremises, requiring the Apartment or elsewhere whether use of parking decals on or off the apartment community grounds vehicles, and/or assigning parking spaces. No more than one vehicle is allowed for each adult resident, to a maximum of an unlawful and/or illegal nature, purpose and/or intent. Community Policies. Resident agrees to abide by all Federal, state and local laws and ordinances and agrees may not to engage in operate any type of business or conduct any commercial activity in or about from the UnitApartment. Garbage shall be disposed of only in designated receptacles. All parking lots, driveways, walkways, landscaped areas, laundry rooms, recreational areas, and other areas and facilities available for common use by Residents (the “Common Areas”) are subject to Owner’s exclusive control. Sidewalks, steps, outside hallways, entrances, walkways, and stairs shall not be obstructed in any way or used for any purpose other than ingress or egress. Owner may impose such specific restrictions or resident’s use of the Common Areas as it deems appropriate by giving notice by sign, letter, or other means to resident and violation of any such restrictions shall be a default by Resident. The Common Areas are to be used solely at the risk of the person using them. Owner may regulate or prohibit from the Apartment or elsewhere whether on Community motorcycles, mopeds, bicycles, tricycles, skateboards, roller skates, trampolines, exercise equipment, recreational vehicles, boats, trailer or off inoperable vehicles. Resident shall not cause or permit the display of any sign or advertising matter which is visible outside the apartment community grounds of an unlawful and/or illegal nature, purpose and/or intent. It or is agreed and understood by on the Resident that Common Areas or otherwise in the Manager, in its sole discretion, may from time to time reasonably amend the attached Community Policies of the Apartment ComplexCommunity, without the Owner’s prior consent of written consent. Owner reserves the right to control the entry upon the Community by Resident’s guests, agents, licensees or invitees, furniture movers, delivery persons, solicitors and/or salespeople. Owner may prohibit from the Apartment or Community guests or invitees who, in Owner’s reasonable judgment, have been disturbing the peace, disturbing other residents, or violating Community policies. Resident, Occupants, guests, invitees and that Resident agrees to be bound by and comply with any such amended Community Policies after receiving written notice of said amendment(s). All subsequent amendments to others present at the Community Policies of the Apartment Complex shall be deemed incorporated into this Lease by reference immediately upon the delivery of same to Resident by mail, personal delivery, or by posting. Resident shall be responsible for the conduct of Resident, and all occupants of the Apartment as well as Resident’s agents, invitees and/or guests. Resident agrees to be personally responsible to Manager and/or Owner for reputation o the costs and expenses incurred by Manager and/or Owner as a result of any damage to the Apartment, the Unit and/or the common grounds and/or Manager’s property, real or personal, caused by Resident, Resident’s agent(s), invitee(s), guest(s), and/or any other person(s) who are on or about the apartment community with Resident’s consent and/or knowledgecommunity. In furtherance of the foregoing without event Resident violates any intent to limit the applicability of samelaw or Community policy, Resident, Resident’s agent(s), invitee(s), guest(s), and/or any other person(s) who are on or about the apartment community with Resident’s consent and/or knowledge shall not in any way whatsoever interfere with or act in any manner so as to hinder or unreasonable disturb any member of the Manager’s staff, maintenance staff, and/or any other employee(s), agent(s) representative(s), or independent contractor(s) of Manager, in the performance of their duties and/or assigned tasks, or otherwise at any time while on or off the Apartment Community grounds. Violation of any provision contained in this Paragraph Resident shall be considered a material subject to those remedies provided for breach of the Lease, for which Manager, at Manager’s sole discretion, shall determine whether or not to (i) terminate the Lease upon seven (7) days written notice, or (ii) give the Resident a disturbance notice and/or notice to cure, after which any further disturbance of any nature whatsoever shall be grounds for immediate termination of this Lease.
