Condition of Premises at Termination. At the expiration or earlier termination of the Lease Term Tenant shall surrender the demised premises, together with alterations, additions and improvements then a part thereof, in good order and condition, except for the following: (a) ordinary wear and tear, and (b) loss or damage by fire, the elements and other casualty. All furniture and trade fixtures installed in the Improvements at the expense of Tenant, shall remain the property of Tenant, provided, however, Tenant shall, at any time and from time to time, during the Lease Term, have the option to relinquish its property rights with respect to such trade fixtures, which option shall be exercised by written notice of such relinquishment to Landlord and, from and after the exercise of said option, the property specified in said notice shall be the property of Landlord.

All furniture and Trade Fixtures installed in the Premises at the expense of Lessee, or other occupant, shall remain the property of Lessee, or such other occupant; provided, however, Lessee shall have the option, during the Term, to relinquish its property rights in such Trade Fixtures (including, but not limited to, air conditioning machinery and lighting fixtures, if owned by Lessee), which option shall be exercised by written notice of such relinquishment to Lessor and, from and after the exercise of said option, the property specified in said notice shall be the property of Lessor.

Provided Lessee is not in efault hereunder, Lessee shall have the right to remove fixtures and/or equipment installed by Lessee in the herein demised Premises during the term of this Lease and any renewal or extension term. Lessee agrees to repair at its cost and expense any damage done to the Premises by reason of the removal of such fixtures and/or equipment.

All furniture and trade fixtures installed in Tenant's Building at the expense of Tenant, or other occupant, shall remain the property of Tenant, or such other occupant; provided, however, Tenant shall, at any time and from time to time, during the Lease term, have the option to relinquish its property rights with respect to such trade fixtures, which option shall be exercised by written notice of such relinquishment to Landlord and, from and after the exercise of said option, the property specified in said notice shall be the property of Landlord.
Condition of Premises at Termination. 21. At the expiration of this Lease, by lapse of time or otherwise, Lessee will quit and surrender the Premises in as good state and condition as they were when entered into, reasonable use and wear thereof excepted.
