Criminal Acts of Third Parties. Landlord, its agents and employees shall not be liable in any manner to Tenant, its agents, employees, licensees or invitees for any injury or damage to Tenant, Tenant’s agents, employees, licensees or invitees or their property caused by the criminal or intentional misconduct of third parties unless such injury or damage is the proximate result of Landlord’s breach of any term or provision of this Lease.
Criminal Acts of Third Parties. Landlord shall not be liable in any manner to Tenant, its agents, employees, invitees or visitors for any injury or damage to Tenant, Tenant's agents, employees, invitees, or visitors, or their property, caused by the criminal or intentional misconduct of third parties or of Tenant, Tenant's employees, agents, invitees, or visitors. All claims against Landlord for any such damage or injury are hereby expressly waived by Tenant, and Tenant hereby agrees to hold harmless and indemnify Landlord from all such damages and the expense of defending all claims made by Tenant's employees, agents, invitees, or visitors arising out of such acts.

Criminal Acts of Third Parties. Any security guards or security services provided by Landlord for the Building, Appurtenant Facilities or Land are provided for the protection of Landlord's property. Tenant shall be responsible for the protection of Tenant and Tenant's employees, agents, contractors, invitees and licensees and their property against criminal acts of third parties. Landlord shall not be liable to Tenant or any other party for criminal acts of third parties whether or not such acts are foreseeable. Tenant shall contact the local police and rely on the local police for protection against criminal acts.

All claims against Lessor for any such damage or injury are hereby expressly waived by Lessee, and Lessee hereby agrees to hold harmless and indemnify Lessor from all such damages and the attorney's fees and other expenses of defending all claims made by Lessee's agents, employees, invitees or visitors arising out of such acts, except to the limited extent caused solely by any fault or negligence on the part of Lessor.

With the exception of the Excluded Claims, all claims against Landlord, Landlord's Agent and their respective agents and employees for any such damage or injury are hereby expressly waived by Tenant, and Tenant hereby agrees to hold harmless, defend and indemnify Landlord, Landlord's Agents, their respective agents and employee from all such claims (other than the Excluded Claims) and/or damages and the expenses of defending all claims (other than the Excluded Claims) made by Tenant's employees, agents, invitees or visitors arising out of such acts.

Criminal Acts of Third Parties a. The Landlord is not responsible for the criminal acts of third parties on or near the premises or in any apartment or house.
b. All security problems should be immediately reported to the police.
c. Residents of apartment units or houses are expected to act to protect their own security or the security of their guests or families. These residents may be responsible to other tenants and/or to the management for acting in a manner that jeopardizes the safety of other tenants, their guests and/or invitees.
