Common use of Engineers Clause in Contracts

Engineers. Tenant shall retain the services of mechanical, electrical, plumbing and structural engineers who are commercially insured, bonded and licensed in their trade (the “Engineers”) to (i) design the type, number and location of all mechanical systems in the Premises, including without limitation the heating, ventilating and air conditioning system therein, fire alarm system and to prepare all of the mechanical plans, (ii) to assist Tenant and the Space Planner in connection with the electrical design of the Premises, including the location and capacity of light fixtures, electrical receptacles and other electrical elements, and to prepare all of the electrical plans, (iii) to assist Xxxxxx and the Space Planner in connection with plumbing-related issues involved in designing the Premises and to prepare all of the plumbing plans and (iv) assist Xxxxxx and the Space Planner in connection with the structural elements of the Space Planner’s design of the Premises and to prepare all of the structural plans. All fees of the Engineers shall be borne solely by Xxxxxx.

Tenant shall retain the services of Meta Engineers, P.C., the mechanical, electrical, plumbing and structural engineers who are commercially insured, bonded and licensed in their trade designated by Landlord (the “Engineers”) to ), to: (ia) design the type, number and location of all mechanical systems in the Premises, including without limitation the heating, ventilating and air conditioning system therein, fire alarm system and to prepare all of the mechanical plans, ; (iib) to assist Tenant and the Space Planner Tenant’s Architect in connection with the electrical design of the Premises, including the location and capacity of light fixtures, electrical receptacles and other electrical elements, and to prepare all of the electrical plans, ; (iiic) to assist Xxxxxx Tenant and the Space Planner Tenant’s Architect in connection with plumbing-related issues involved in designing the Premises and to prepare all of the plumbing plans plans; and (ivd) assist Xxxxxx Tenant and the Space Planner Tenant’s Architect in connection with the structural elements of the Space PlannerTenant’s Architect’s design of the Premises and to prepare all of the structural plans. All fees of the Engineers shall be borne solely by XxxxxxTenant, subject to application of the Tenant Improvement Allowance as hereinafter provided.
